SOLICITATION FOR OFFER-The FAA seeks to lease 5,620 to 8,120 usable square feet of office space around Omaha, NE

• The Government is seeking a minimum of 5,620 to a maximum of 8,120 of American National Standards Institute/Building Owners and Managers Association (ANSI/BOMA) Office Area (ABOA) square feet (SF) of contiguous space within a building and 2,500 (SF) fenced wareyard as described below:


• Administrative Space 3,780 ABOA SF


• Technical Space 1,840 ABOA SF


• Special- Approximately 2,500 ABOA SF (fenced wareyard)


• **Wareyard is preferred; however, warehouse space may be considered in lieu of Wareyard space.,

  The Government requests Space in an area bounded as follows: within a 10 mile radius of 5229 Boeing Court, Eppley Airfield, Omaha, NE 68110.
  
  Buildings that have frontage on the boundary streets are deemed to be within the delineated Area of Consideration.


• Parking Requirements (07/2022) 6.1.4-5 The Government requires 7 surface/outside parking spaces for GOV’s and 15 surface/outside parking spaces. These spaces must be in accordance with the Facility Security and Lighting clauses set forth in the Lease. The spaces must also be compliant with the Accessibility clause in the Lease. The cost of parking must be included as part of the rental consideration. The offeror must describe the parking offered within the Proposal to Lease space and may attach a plan and/or short narrative as necessary to explain how the offeror will meet the parking requirements.


• Lease Term (09/2021) 6.2.3-5 The Lease term must be 10 Years, with the FAA having the option to renew for 10 additional years, with Government termination rights, in whole or in part, by providing not less than 60 days’ prior written notice. The Firm Term of the lease in which the FAA cannot terminate or cancel the lease contract must not exceed 365 days (1 year).


• LEASE RATE - The FAA desires a fully-serviced lease rate per rentable square foot. If the offered rate excludes any services (i.e., janitorial services, utilities, etc.), this must be clearly notated on the offer and that the Government will be responsible for providing the service(s). Exclusions will be considered in the price evaluation process.
