This second stage ITT has been posted publicly to enable Subcontractors and/or Trades who are interested in participating in the project to connect with the invited prequalified Bidders listed below.
Only the invited, prequalified Bidders listed below may participate in the bidding process and attend the mandatory site visit.

Representatives of your firm attending a site visit must provide and wear appropriate Personal Protective Equipment.
Brief Description of Work
The Building Envelope work includes replacing all windows, balcony sliding doors, stairwell and roof access doors, stucco cladding, building sealants, balcony membranes with new guardrails and divider panels, as well as asphalt paving. The work also includes locally repairing and fully recoating concrete building walls, repainting metal service doors, and locally replacing walkways.
The Mechanical, Electrical, and Life Safety work includes upgrading ventilation in the garbage room, replacing MUA with heat-pump based unit, thermostat controls for existing baseboard heaters, exhaust fans and rangehoods in suites and common areas, hot water boilers and storage tanks in combination with CO2 heat pumps, domestic water piping, main transformer, secondary breaker, and central distribution panel, in-suite distribution panels, all interior common area lighting and upgrading exterior lighting. The work also includes installing heat pumps for heating/cooling at the foyer, and upper-level common areas, and new fire suppression sprinklers, fire pump, and generator.

Contractor to provide proof of past projects, qualification, and experience working in a project of this scale, including tenant relocation.
Applicable projects are high-rise, concrete-framed buildings with multi-scope retrofits; occupied with seniors.
Contractor to include in their schedule of work, a 30-day tenant planning period after Award. The Contractor is to organize meetings and plan tenant with all stakeholders. The Contractor may not proceed with any in-suite work until this plan, including tenant relocation, phasing of the work, and a detailed schedule, is developed.
If required, Contractor is to set up temporary phone, cable TV, and internet service; and furnish the suites in each vacant unit to be used as swing space for displaced/relocated tenants. Contractor to procure competitive quotes for products/services and send to BC Housing and the Owner for approval. Contractor to coordinate with service providers to move existing accounts/service within the building. Invoices from third party suppliers are to be sent to BC Housing and the Owner for approval and reimbursement at-cost, separate to the construction contract.
