Scope of Services
The Contractor will provide all materials and labor necessary for the removal and replacement of three (3) Split System DX air conditioning units at the Cocoa Police Department located at 1226 West King Street, Cocoa, FL 32922. This project will require coordinated work across electrical, controls, and HVAC trades to ensure a complete and functional installation.
The selected contractor shall be responsible for, at a minimum, the following:

•        Removal and proper disposal of three (3) existing AC units, including disconnection of associated electrical, controls, and refrigerant lines in accordance with applicable codes (e.g., EPA refrigerant recovery requirements).

•        Furnishing and installing three (3) new AC units of appropriate capacity to match or improve upon existing building load requirements.

•        Electrical work including disconnects, wiring, and connections necessary to power the new units, brough up to current code as required.

•        Controls work including integration of new units with the building automation/control system (BAS), thermostats, or standalone controls as applicable.

•        HVAC work including ductwork modifications/connections, curb adapters (if needed), refrigerant line sets, condensate drainage, and startup/commissioning of each unit.

•        Coordination of any required structural support modifications for new equipment (if unit dimensions/weights differ from existing).

•        Testing, balancing and verification that each unit is operating to manufacture specifications.

•        Cleanup and removal of all debris, packaging, and old equipment from the site upon completion.

•        Provision of warranty documentation, equipment manuals, and as-built information upon project completion.
All work shall be constructed according to the Construction Plans and are made part of the contract by

reference.
The Contractor shall construct the project per:

1.        The jurisdiction for the project site is the City of Cocoa, Florida. All work shall be permitted and undertaken in accordance with applicable codes and ordinances.

2.        Prime contractor is assumed to be familiar with all general conditions/contract requirements associated with the contract between owner and contractor as they apply to the work noted on the detailed specifications, attached herein as Exhibits A, B and C. Prime contractor shall transfer all such requirements to all subcontractors.

3.        All contractors shall examine job site prior to submission of a bid to observe all visible existing conditions. submission of bid will be taken to confirm familiarity with conditions of the work, so the bid price includes all work necessary to provide a completed, ready-to-occupied project.

4.        Contractor shall obtain all permits required to undertake the work unless noted otherwise.

5.        Prior to receiving a notice-to-proceed, the owner will file a notice-of-commencement with appropriate authority.

6.        The contractor shall deliver a work schedule immediately after receiving a notice of award showing all tasks and completion dates.

7.        The contractor will be responsible for providing all labor, materials, and equipment necessary to perform the work.
