The U.S. Embassy situated in Malabo, Equatorial Guinea, necessitates Building Automation System (BAS) Preventative Maintenance (PM) services. The Contractor is required to execute BAS PM Services as outlined in this Statement of Work. Additionally, the Contractor shall conduct a comprehensive assessment of the overall functionality of the BAS, considering the concerns and feedback provided by the Facility Manager (FM) and Facility Maintenance Staff (FMS).
The aim of the scheduled preventive maintenance is to prevent system malfunctions, breakdowns, and deterioration. The BAS PM tasks to be performed shall encompass but are not limited to: Preventative Maintenance; Investigation & troubleshooting; Adjustments; Trend & Alarm configuration; etc...
All tasks must be carried out in accordance with the intent of all relevant IBC, ASHRAE, NFPA/NEC, U.S. EPA, and DOS policies, procedures, and directives; must not cause any damage to buildings or property; must not endanger any building occupants or workers during these operations; and must ensure that the areas are safe for occupancy.
