A MANDATORY Site Visit will be held Wednesday, April 15, 2026 at 9:00 AM (PST) at the Tonopah Residence Hall - 4505 S Maryland Pkwy, Las Vegas, NV 89154. ( See Attachment Map in NGEM for Directions .) Meet representatives from UNLV at the entrance to the Tonopah Residence Hall to sign-in for the Mandatory Site Visit.
UNLV seeks an experienced and qualified Nevada-licensed general contractor to serve as the Construction Manager at Risk (“CMAR”) to provide the following services for the Tonopah HVAC Re-pipe project: Pre-Construction Phase (s) and, if the proposed GMP(s) is (are) accepted, to proceed with the Construction Phases (s) – (collectively, the “Project”). The Project shall comply with the requirements of OSHA, all applicable federal, state and county statues, regulations, and codes.
This project consists of multiple phases to address the critical HVAC repiping and modernization of the campus elevator systems. During the construction schedule development process, it is the responsibility of the CMAR to identify and implement reasonable improvements to the proposed schedule by recommending a design and construction phasing strategy that minimizes the duration of system outages and building disruption. Among the items that should receive consideration in achieving these objectives are:
• Identification of long-lead items, specifically HVAC air handling components, piping materials, and specialized elevator controllers or hoist-way equipment. • Refinement of the phased construction strategy, to ensure continuous building occupancy and to coordinate mechanical shutdowns with low-impact academic periods. • Initiation of preliminary discussions with approving agencies and state inspectors, during the design phase to expedite plan reviews and permit issuance. • Proactive interaction with specialized mechanical and elevator subcontractors to establish their commitment to the project’s complex technical requirements, budget, and rigorous schedule objectives. |
