Scope of Work
Fan Wall Engineering Design Services – 33-Story Building, Downtown Columbus
1. Objective
Provide comprehensive engineering design services for retrofitting existing air handling units (AHUs) with a modern fan wall system, including full replacement of hot water and chilled water coils, in a 33-story commercial high-rise. The goal is to improve HVAC performance, energy efficiency, and system redundancy while minimizing operational disruption.
2. Detailed Scope of Services
• HVAC Load Calculations: Full-building heating/cooling analysis, internal heat gains, summary report by floor and zone.
• Site Investigation: Multiple site visits, document mechanical rooms, verify as-built conditions.
• Fan Wall System Design: EC motor arrays, VFD-driven fans, duct transitions, electrical coordination, coil replacement with AHRI-certified hot water and chilled water coils.
• Phasing & Implementation Strategy: Maintain HVAC operation during installation, crane access, rigging paths, temporary solutions.
• Cost Estimating: Estimate including fan wall equipment, structural modifications, electrical upgrades, demolition, installation labor, coil replacement costs.
• Review & Coordination: Present findings, incorporate feedback into final design documents.
