Description

The U.S. Army Corps of Engineers is seeking to lease approximately 100,000 to 150,000 Rentable Square Footage of existing class A or B office/mixed use space in/near Downtown Fort Worth, Texas surrounding area, as designated in the delineated area map attached to this solicitation.



Parking spaces (total): 444 minimum; space for (20) Government-owned vehicles and (424) Personal-owned vehicles.

Firm Term: 1 year with termination rights after year 1; not to exceed 20 years



Services: All maintenance and building repairs as needed, including emergency repairs shall be provided by the Lessor on a 24/7-hour basis, including weekends and Holidays. A full service lease, with all expenses to be paid by Lessor, including taxes and insurance is preferred.



The Government will consider, among other things, the availability of lease space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure and non-productive agency downtime.



The ideal space would fit the following: building specifications in compliance with all federal, state and local ordinances, force protection standards.
