Maintenance Agreement Specifications:

Our building automation system, driven by Trane Tracer™ controls, is proprietary equipment and is vital to the operation of the HVAC equipment that we depend on, to help us maintain temperature, humidity, and air quality within the strict parameters, that our facilities require. Occupant comfort, productivity, quality assurance and energy efficiency are just a few of the objectives that may be impacted by indoor environmental conditions in our facility.

This Service Agreement must have a factory trained technician that is certified and backed by the factory for the Trane Tracer controls. The technician must have the ability to receive the latest service pack updates, which will be able to download and install existing software version proprietary to the Trane Tracer. This assures the software is always up to date with the current version that enhances usability and functionality.

The technician must work with on-site operator to develop their skills and proficiencies to help ensure they fully understand how to effectively use the system.

Vendor must provide Trane OEM training at the local Trane office.

Scope of Services:

Trane BCU INSPECTION COMPREHENSIVE NSPECTION CNT-130 to be performed two times per year Control Panel
Trane Air Handling Controller Service for AHU 1-17 to be performed on annual basis one time per year
Trane VAV Box Electronic Inspection on 155 VAV Boxes to be performed two times per year

VARIABLE FREQUENCY DRIVES MAINTENANCE PROCEDURE for VFD 1-17
MSC-130 to be performed annually
Trane Controller Service for Chilled Water Plant MP581 Controller to be performed on annual basis one time per year
Service Block of annual hours for diagnosis and repair service calls
Replacements Parts are not included in this service agreement except as noted for the humidity sensor elements.

No parts purchased without a Purchase Order number.

No work will be performed outside of the agreement scope without prior approval. All replacement parts will be OEM parts from the manufacture. Extended Service options for premium coverage for onsite repairs to the equipment.

Emergency Coverage is to be Available 24 hours a day, 7 days a week, 365 days a year. The vendors office needs to be no more than 50 miles from our facilities and have a technician on site within 1 hour after the call is placed. An emergency contact information must be given to the State HVAC Technician.

MANDATORY TECHNICIAN QUALIFICATION:

Must have a minimum of two technicians and 5 years’ experience and equipped with the required training, troubleshooting, maintaining, repairs, and latest upgrades to hardware/software and security upgrades.
Must provide evidence upon request.
Successfully completed Trane Tracer OEM on install, commissioning training and must provide evidence upon request.
