This project shall accomplish a design-build repair of:
Work for the addition shall be completed in Phase I, B131, includes recoat roof with elastomeric
roofing, replace rusted exterior door fixtures and frames, replace ceiling tiles, replace all float glass
with tempered glass, repaint wall and countertop, install FRP wainscot, replace corroded flush
valves and faucets, clean HVAC ductworks, replace diffuser, and replace rusted light fixtures.
Work area has been tested for Asbestos-Containing Materials (ACM)/Lead-Based Paint (LBP) and
only found asbestos in the wall mortar, so no ACM/LBP abatement is needed but workers shall
wear appropriate protective equipment if work involves disturbing the mortar.
Repair the Wakaba Child Development Center (CDC), B132 shall be completed in Phase II and
may require additional phasing. Work for the main building, B132, includes demolish front
entrance metal grating door mat, replace rusted exterior door fixtures and frames, replace all float
glass with tempered glass, repaint wall and countertop, install Fiberglass Reinforced Panel (FRP)
wainscot, replace Children Activity Room (CAR) adult size toilets with children size toilets,
replace corroded flush valves and faucets, repair kitchen grease duct to correct Fire Safety
Deficiency (FSD), clean HVAC ductworks, replace diffuser, and replace all HVAC components
that are near the end of their service life such as the condenser, chiller, boiler, and water circulating
pumps.
Work for the project is described in more detail in Section 8 of this Statement of Work (SOW). Sustainable
principles, to include life cycle cost- effective practices shall be integrated into the design, development, and
construction of the project(s) in accordance with the latest version of UFC 1-200-02, High Performance and
Sustainable Building Requirements.
Construction activities may commence after the approval of the Environmental Protection Plan (EPP) and AF
Form 103 (work clearance). The Contractor shall coordinate on-site safety requirements through the 718th
Civil Engineer Squadron (718 CES).
