U.S. GOVERNMENT



General Services Administration (GSA) seeks to lease the following space:



State: Scobey

City: MT

Delineated Area: North: French Lane to Highway 13 to Madoc Road

East: North Madoc Road

South: Highway 5 to 1st Ave E to 1 Ave W to Highway 248

West: Poplar River

Minimum Sq. Ft. (ABOA): 20,613 ABOA (consisting of approximately 7,042 ABOA of warehouse space and 13,570 ABOA of office space)

Maximum Sq. Ft. (ABOA): 21,888 ABOA (consisting of approximately 7,478 ABOA of warehouse space and 14,410 ABOA of office space)

Space Type: Flex (Office, Warehouse)

Parking Spaces (Total): 40

Parking Spaces (Surface): 25

Full Term: 10

Firm Term: 5

Option Term: Two, five (5) year options

Additional Requirements:



• May not be located within 500 feet of schools or residential areas

• The Government reserves the right to display way-finding signage on the outside of the building

Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as the “100-year” floodplain).



Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ). Expressions of interest must include the following information:



• Address and location of the building or site being offered

• ANSI/BOMA office area (ABOA) square feet to be offered

• Fully serviced rental rate per rentable square foot (RSF)



The U.S. Government currently occupies office and related space in a building under a lease in Scobey, MT that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
