The purpose of this Request for Qualifications (RFQ) is to gather information from construction managers that may be used by the Springdale School District to determine a single firm that will be utilized for design-build construction management for the proposed Industrial Arts and Professional Development Center. The RFQ will run in the legal section of the state newspaper.
The Springdale School District is soliciting responses from qualified Design-Build contractors for two upcoming projects. The first is the Professional Development Center that will be used for staff PD and collaboration. The second is the Industrial Arts building that will be used for our career and technical students.
PROJECT DESCRIPTION:
Industrial Arts and Professional Development Center
Project #1 Springdale Schools Industrial Arts

Project #2 Springdale Schools Professional Development Center

• Two story building built in 2000
• Total sq/ft 21,208
• Total estimated cost $50-$75 per sq/ft
• Estimated start date of Dec 1, 2024 with an estimated completion date of June 2, 2025
PROJECT TEAM:
• Construction professionals are expected to have experience for new construction projects as well as renovations and upgrades to existing buildings and sites. Additionally, evidence of successful design-build delivery methods should be demonstrated.
• The construction manager will provide project scheduling throughout design and construction, coordination of design professionals, including architects and engineers; bid package development, pricing (guaranteed maximum price), subcontractor pricing and selection, scheduling, project coordination, construction, project closeout, and warranty.

WRITTEN RESPONSE REQUIREMENTS:
1. A letter of introduction, signed by an office or principal of the firm with contracting authority. Include an email address. This address will be used by the School District for all communication related to the selection process.
2. Firm profile to include office location, size, and current workload in relation to firm capacity.
3. Specific project experience, including design-build delivery methods.
4. Experience with K-12 Public School Systems within Arkansas, and familiarity with policies and procedures of the Arkansas Department of Education – Facilities Division.
5. Key project team members.
6. Name and telephone number of the contact person for the project.
7. Projects currently under contract with state agencies or education institutions.
8. Proof of current professional liability insurance coverage ($1,000,000 minimum required).
9. Proof of bonding capacity.
10. Proof of licensure or eligibility.
All firms shall be licensed in the State of Arkansas. The District welcomes proposals from firms with a diverse workforce, including women - and minority-owned firms and joint ventures including such firms.
During the evaluation process, the school board reserves the right, in the best interest of the school district, to request additional information or clarification, to perform reference checks, and to request a meeting with the Proposer, or to reject any and all proposals.
SUBMISSION DEADLINE:
The deadline for responses is 2:00 pm on October 30, 2024.
Two hard copies of responses should be delivered to:

Printed responses should be no larger than 8.5in x 11in, limited to 50 sheets maximum (100 pages).
