Additional Requirements:



-2) Motorized 12'-0" W x 14'-0" H roll-up doors. Roll-up doors must be provided with all safety features and with heavy-duty slide bolts at the bottom of the door on both sides.



-One (1) pedestrian door must be provided leading to the exterior (adjacent to roll-up door) with hardware function 7 (3-point latching device) with access control keypad provided (including all conduits and power). The hardware, conduits, and power are the responsibility of lessor, but Tenant will provide the keypad.



-No ceiling required (16'-0" minimum vertical clearance).



-Building must also be climate controlled (heating and cooling)



-Ability to power up 7 vehicles





Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the [1-percent-annual chance/0.2-percent-annual chance] floodplain (formerly referred to as [“100-year”/“500-Year”] floodplain).
