PWCA-25001 Dixon Hall Roof Repairs

Project Scope

Steep Slope Roofing Replacement and Built-in Gutter Coating:

1. Shingles: Removal of existing synthetic slate shingles, underlayment, valley f lashings. Replacement with asphalt shingles including new valley f lashings, ridge vents, etc.

2. Built-in Gutter Coating: Fluid-applied coating over existing copper lined box gutters.

West Cornice Replacement:

1. Replacement of existing sagging wood cornice at north and south ends including built-in
box gutters and through wall steel supports. Modifications to the exterior wall crawl space.

2. Built-in Gutter Coating: Fluid-applied coating on new metal lining in new box gutters to match coating at existing copper gutters.

Low-Slope Roofing Replacement:

1.        Removal of existing EPDM roofing and insulation down to
structural deck. Replacement with new EPDM roofing, insulation, roof specialties and accessories. Replacement of copper copings.

North Exterior Stair Replacement:

1.         Site sidewalk modifications. Replacement of existing castin-place concrete stairs with a new cast-in-place concrete single run stair including steel railings.

Exterior Wood Carpentry and Repairs:

1. Replacement of siding and trim at steep slope roof dormers.
2. Repairs of wood or synthetic columns and two (2) historical wood windows

Work shall be accomplished by a Single Contractor according to Pennsylvania statute.  The Lead Prime Contractor shall be the General Construction Contractor and shall include, but is not necessarily limited to, the furnishing of all labor, superintendence, materials, tools and equipment and performing all work necessary to complete all construction identified on the Contract Documents to the satisfaction of, and subject to approval of the Professional and the University.

A Pre-bid conference, with site visit to follow, will be held on March 11, 2025, at 2pm, at Dixon Hall, L-09 250 University Avenue, California PA 15419.
