Additional Requirements: The Government is seeking buildings that must accommodate two blocks of space (each individual space must be contiguous); see Pre-solicitation Notice #5TX0805, for 12,695 ABOA.
Block A: 12,695 ABOA SF
Block B: 49,032 ABOA SF
Blocks A & B must be located in the same building.
No basement space.
Floor plate minimum of 15k ABOA SF.
Space must be contiguous horizontally and vertically, in one block without being split by a public corridor.
Column spacing minimum of 25' on center with column furring not exceeding 12" on any side (does not apply to exterior wall columns or to distance between an interior support column and building core or exterior). Column spacing must be acceptable to the Government.
Minimum ceiling height must be 9' clear.
Building entrance must be within a ½ mile proximity to public transportation.
Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance or 0.2-percent-annual chance floodplain (formerly referred to as “100-year”/“500-Year” floodplains).
Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ).
