Westcor Construction Ltd (“Westcor”) has been awarded the Construction Management contract for the Silvera for Seniors – Livingston Terrace Phase 2 (“Silvera Livingston Phase 2”) project.
Westcor is issuing this Subtrade Pre-Qualification to generate a shortlist of prequalified
subcontractors who will participate in a closed tender process upon finalization of the relevant tender documents. Only those who have been prequalified will be able to submit pricing during the tender process.
Form of contract following the tender will be Westcor’s CCA 1 – 2021 Subcontract, which can be provided upon request.
Silvera for Seniors (“Silvera”) has engaged the following design team for the project:
Prime Consultant - Walter Fedy
Civil Engineer - Veritas
Structural Engineer - MMP Engineering
Landscape - The Tula Project
Mechanical Engineer - MCW Hemisphere Ltd.
Electrical Engineer: MP&P Powered by MCW
The project is located at 149 Livingston Hill NE in Calgary. The project will be an expansion of the first phase of the building, which was turned over on April 30, 2024. Phase 2 will be attached to the SE side of the existing building, be 4-storey wood framed, and provide an additional 16 suites to Silvera for Seniors. Estimated total square footage is +/- 11,600 sq.ft.
The foundations will be piles and grade beams with a slab on grade.
The project is anticipated to gain occupancy in April 2026.
Westcor is seeking subcontractors who will partner with Westcor, the design team, and the client to complete the project within the specified timeframe. Subcontractors may be required to provide additional insight into market conditions, alternative products, value engineering etc… during their time on the project. Subcontractors will be responsible to price and complete their work in adherence with the tender documents, current code requirements and applicable trade definitions.

Division 26-28 (Electrical)
Division 31 (Earthworks & Piling)
Division 32 (Landscape)
The design team is in the final stages of completing IFC documentation and a building permit has been released for the work. Silvera is also in the final stages of securing funding needed for the project.
The subcontractors will work closely with Westcor to ensure the schedule is maintained throughout the course of the project. As contracts are awarded on the project, the construction schedule will be further developed by trades involved utilizing the Last Planner System. The schedule will be reviewed and updated weekly by all parties working on site, or whom have deliverable items.
