The existing 60-foot lineal section of brick façade located around the window openings has shown signs of deterioration, resulting in compromised integrity of the building envelope. Over time, exposure to weather elements has caused mortar joints to degrade, creating gaps and cracks that allow water infiltration and air leakage. This has led to moisture intrusion around the windows, contributing to potential interior damage, energy inefficiency, and further degradation of surrounding materials.
Preliminary inspections indicate that the brickwork in this area requires targeted intervention, including selective brick replacement, re-sealing of joints, and comprehensive tuckpointing to restore structural integrity and improve the building’s resistance to environmental elements. These repairs are necessary to prevent continued water and wind penetration, enhance thermal performance, and maintain the aesthetic and functional longevity of the masonry façade.
