Overview

This scope covers the removal and replacement of kitchen cabinets and countertops, replacement of bathroom vanities, and installation of new vinyl plank (LVP) flooring throughout the entire downstairs area. Bathroom vanity upstairs is included in this project. MHA provides the LVP.

*As an add-on to the proposal, we would also like to add patch and paint all walls and ceilings. Units are all one coat / color.

Overview
This scope covers the removal and replacement of kitchen cabinets and countertops,
replacement of bathroom vanities, and installation of new vinyl plank (LVP) flooring
throughout the entire downstairs area. Bathroom vanity upstairs is included in this project.
*As an add-on to the proposal, we would also like to add patch and paint all walls and
ceilings. Units are all one coat / color.
1. Lower Kitchen Cabinet & Countertop Replacement
* Remove all existing lower kitchen cabinets, countertops, and associated hardware.
* Retain sink to re-use if damaged replace. Customer will supply new kitchen faucet
with sprayer.
* Dispose of all removed materials responsibly (haul away and dump fees included).
* Install new lower kitchen cabinets with approved design/layout using Menards
unfinished solid hickory cabinets.
* Cabinets will need to be stained in (Golden Oak) similar color to existing upper
cabinets. (customer to select style, color, and hardware).
* Install new countertops (material and edge profile to be selected by customer).
* Reconnect plumbing and electrical for sink, and any existing appliances.
* Caulk, seal, and finish all joints and edges for a clean, professional look.
* Install FRP backsplash above all lower cabinets up to existing upper cabinets.
2. Bathroom Vanity Replacement (downstairs & upstairs)
* Remove X2 existing bathroom vanities, countertops, and faucets (as needed).
* Dispose of removed materials.
* Install new vanities 24"W x 21"D x 34 1/2"H (Menards # WL-H-N-VTR24) Vanity in
natural hickory finish and sink top #607-5018 to be selected by customer).

* Install new vanity tops and faucets (customer will supply new faucets).
* Reconnect plumbing and seal all fixtures.
* Touch up or repair walls as needed after installation.
3. LVP Flooring Installation - Entire Downstairs
* Remove all existing flooring materials (carpet, vinyl, hardwood, etc.) in kitchen,
dining, living, hallways, bathroom, downstairs bedroom and closets.
* Prepare subfloor: clean, level, repair, and address any minor imperfections.
* Install new vinyl plank (LVP) flooring with approved underlayment (ENGINEERED
Flooring LLC. / Style - Ozark 2 / Color - ASPEN) Carpet one is our supplier and
MHA will supply the LVP.
* Install matching transitions, existing baseboards, and quarter-round molding when
required.
* Include all cuts around doorways, vents, and other obstacles for a seamless finish.
4. *Optional* Paint and Patching of all walls & celling - Entire Unit
* Remove or mask all switch and outlet covers.
* Mask all wood trim & door casings.
* Fill or patch all existing holes. Drywall replacement when needed.
* Apply orange peel texture to patches or repairs for uniform look.
* Clean walls if needed to prepare for paint.
* Use primer when needed to cover existing graffiti.
* Paint walls using a single coat using customer supplied color for all walls and
ceilings. (Sherwin or Home Depot has our custom color used)

General Requirements
* All work will be performed by licensed and insured professionals.
* Contractor is responsible for protecting existing home features that are not being
replaced (floors in unaffected areas, walls, appliances, etc.).
* Daily cleanup of work areas and final thorough cleaning upon project completion.
* Final walkthrough and punch list to be completed before project sign-off.
Materials
* Customer is responsible for final selection and approval of all cabinets,
countertops, vanities, LVP flooring, paint and fixtures.
* Contractor will provide installation materials (screws, adhesives, sealants,
transitions, etc.).
Exclusions (not included unless specifically added)
* Structural modifications or moving of walls/electrical.
* Replacement of appliances or lighting fixtures.
* Tile work or specialty flooring in wet areas beyond standard LVP.
* Removal or relocation of built-in furniture or shelving not mentioned.
* Bedrooms upstairs.
