Project Overview
The Contractor shall furnish all labor, materials, equipment, supervision, permits, traffic/pedestrian control, and incidentals necessary to demolish and replace all existing sidewalks and entry walkways serving the 28 residential units at Pottawatomie Court. The work shall include all concrete flatwork that provides pedestrian access to units, common areas, parking, and public rights-of-way as identified on site.
All new sidewalks and walkways shall meet or exceed current ADA Standards (2010 ADA Standards for Accessible Design where applicable) The goal is a safe, durable, fully accessible pedestrian network with no trip hazards.

Detailed Scope of Work
The Contractor is responsible for the following (in general sequence):
A. Pre-Construction
•
Conduct a pre-construction survey and stake/layout all areas to be replaced.
•
Locate and protect all underground utilities (call Kansas One-Call 811 minimum 48 hours prior).
•
Coordinate with Manhattan Housing Authority (MHA) staff for resident notification, access, and minimizing disruption to occupied units.
B. Demolition & Removal
•
Saw-cut existing concrete at nearest control/expansion joints or as directed to create clean, straight edges.
•
Remove all existing sidewalks, entry walkways, and any damaged adjacent concrete.
•
Remove and properly dispose of all debris off-site.
•
Protect adjacent landscaping, buildings, utilities, and irrigation; repair any damage at Contractor’s expense.
C. Site Preparation & Subgrade
•
Excavate to required depth (minimum 6–8 inches below finished grade or as needed for 4–5-inch concrete + base).
•
Remove all unsuitable material (soft, organic, or debris).
•
Compact existing subgrade to 95% of standard Proctor density.
•
Install 4-inch minimum compacted crushed aggregate base (Crushed Surfacing Top Course or approved equal) meeting local specifications.
•
Grade and compact base to provide proper drainage and ADA-compliant slopes.
D. Concrete Placement & Finishing (ADA-Compliant)
•
All sidewalks and entry walkways shall be Portland Cement Concrete (PCC), minimum 4 inches thick (7 inches thick
where
crossed by driveways or heavy vehicle paths).
•
Concrete mix design:
•
Minimum 4,000 PSI compressive strength at 28 days.
•
5–7% air entrainment.
•
Reinforcement:

Forms: Straight, rigid, and braced to maintain line and grade.
•
Placement: Vibrate and consolidate; strike off true to grade.

Finish: Light broom texture perpendicular to direction of travel for slip resistance. No smooth trowel finish.

Joints:
•
Control joints: Saw-cut at maximum 8–10 ft spacing (or match existing pattern).
•
Expansion joints: Pre-molded joint filler at 50 ft maximum or where abutting fixed objects.
•
ADA
Needs
:
•
Minimum clear width: 36 inches (48 inches preferred where feasible).
•
Maximum running slope: 5% (1:20) unless ramp conditions apply.
•
Maximum cross slope: 2% (1:48).
•
No vertical changes > ¼ inch (bevel 1:2 for ¼–½ inch).
•
Stable, firm, slip-resistant surface.
•
Curb ramps (where required) at 1:12 maximum slope with proper landings.
E. Curing, Protection & Restoration
•
Apply curing compound or wet cure for minimum 7 days.
•
Protect new concrete from traffic, weather, and damage for 7 days minimum (or until 3,000 PSI achieved).
•
Backfill and restore all disturbed areas (sod, seed, mulch, or landscaping) to match existing or better.
•
Clean and restore adjacent surfaces (buildings, curbs, asphalt, etc.).
F. Cleanup & Demobilization
•
Remove all debris, equipment, and materials daily.
•
Sweep and wash down streets/sidewalks.
•
Final site cleanup and punch-list walk-through with MHA representative.
4. Quality Control & Testing
•
Contractor responsible for field quality control.
•
All work subject to inspection by MHA and local authorities.
5. Schedule & Phasing
•
Project start and completion dates to be agreed upon (coordinate with MHA to avoid peak resident activity).
•
Work hours: Monday–Friday,

:00 PM (or as permitted); minimize weekend work.

Phasing plans requires always maintain accessible routes and emergency access.
6. Safety & Traffic Control
•
Contractor is solely responsible for site safety.

. Exclusions (unless specifically added by change order)
•
Utility adjustments or relocations beyond incidental protection.
•
Landscaping is beyond restoration of disturbed areas.
•
Interior work, building entrances, or non-sidewalk concrete.

. Payment
Payment shall be based on lumpsum or unit-price bid (square footage of new sidewalk). Progress payments per contract terms; retainage as specified.

Scope of Work is intended to be incorporated into a formal construction contract. Quantities will be verified on-site; Contractor shall field-measure all areas prior to bidding. Any deviations must be submitted in writing for approval.
