Block A




  • Use will be public facing.

  • No history of prior industrial use, including but not limited to large dry cleaning operations, rail yards, gas stations, or industrial facilities.

  • No part of the building shall be within 800 feet of an active, freight carrying railroad track.

  • At least one bus stop shall be located within 800 walkable linear feet.

  • A minimum of 68 public and/or commercial parking spaces for employees and visitors must be available onsite or within 800 walkable linear feet as determined by the Lease Contracting Officer. Restricted or metered parking of one hour or less within 2 blocks is not acceptable.

  • Offered space shall be Class A Business Space, with first floor space to be considered most efficient.

  • Space must be on one level without interior ramps, stairs or platforms and shall be contiguous without separation by a public hallway or other area.

  • Odd shaped space and inefficient layouts as determined by the LCO will not be considered.

  • Space shall not be more than twice as long as it is wide

  • Column spacing shall not be less than 20 feet.

  • Offered space shall be visible or easily located from an arterial street as determined by the Lease Contacting Officer.

  • Office space shall be at or above grade with a minimum two accessible egresses.

  • If upper level space is considered, elevator service shall consist of a minimum of two accessible elevators serving the floor proposed for SSA, with both directly available to the reception area. At least one must function during power outages.



Block B




  • Use will be public facing.

  • Block B may share its suite entrance with Block A.

  • A minimum of 6 public and/or commercial parking spaces for employees and visitors must be available onsite or within ¼ mile walking distance.





Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain).

Expressions of interest should include the following information:






  1. Building/site name and address and location of the available space within the building/site.

  2. Rentable square feet available and expected rental rate per rentable square foot (for each space type: Office and Warehouse), showing the rent broken into Shell rent and Operating expense rent.

  3. ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any).

  4. Date of space availability.

  5. Building ownership information.

  6. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any), plus address how the parking requirements will be met.

  7. Energy efficiency and renewable energy features existing within the building and if it is Energy Star rated.

  8. List of building services provided.

  9. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any).

  10. Building, space, and parking accessibility in compliance with ABAAS.

  11. Building, space, and parking compliance with fire and life safety and seismic requirements.

  12. Building, space, and parking compliance with ISC security standards.

  13. One-eighth inch scale drawing of proposed space offered or marketing brochure illustrating the floor plans and proposed space, or proposed site layout.

  14. Name, address, telephone number, and email address of authorized contact.

  15. In cases where an agent is representing multiple ownership entities, written acknowledgement.

  16. Representatives of building owners should include with expression of interest the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner.

  17. Interested party should provide with response any known asbestos, radon, or lead present in location offered.

  18. Expression of interest should include the Solicitation # listed in this advertisement and be emailed or mailed to the primary point of contact.
