The CMAR Contract will include preconstruction services and procurement services seeking qualified construction subcontractors for specified Work packages.
The scope of the Work will include upgrades and improvements to The Falls (manmade waterfall, landscaping, and trail) including:
• Demolition of rock veneer and select removal of dry-stack rock;
• Replacement of metal intake well and screen;
• Replacement of 3,600 gpm, 100-HP main pump, piping, valves, and controls;
• Installation of 3,600 gpm, 50-HP recirculation pump, piping, valves and controls;
• Replacement of two pump manhole lids (main pump and recirculation pump manholes) witha fixed concrete top with pump access hatch and safety screen;
• Widening of approximately 1,050 linear feet (LF) of concrete trail,
• New 140-linear foot x 10-foot high retaining wall with rock veneer;
• Landscaping and irrigation;
• Replacement of area lighting with LED area and pathway lighting;
• New programmable LED flood lighting (three pole-mounted Lumascape Kokolux or equal with RGB capability) ;
• Replacement of electrical building with 100 square-foot (approximate) building;
• Existing transformer will feed a new 480V, 400A NEMA 3R rated main disconnect. The maindisconnect will feed a 480V, 600A bus, NEMA 1 motor control center which will distributepower to all motors and lighting for the site; and
• A new PLC control panel will be installed with a Schneider Modicon PLC TM251MESE andcellular modem for communication.
Owner anticipates that the CMAR’s Contract Price will be approximately $3,500,000 to $4,000,000.
The CMAR Construction Phase has an expected start date March 2027 and duration for construction of 270 calendar days. The Demolition Package has an expected start date of July 2026.
