The City of Henderson, Nevada, is soliciting responses from qualified construction managers/general contractors for the performance of Construction Manager at Risk (“CMAR”) services for the Emergency Services Facility Renovation (“Project”), located at 223 Lead St. The 3-story building was originally constructed in 1991 with renovations performed in 1997 and 2014. Functionally, the building serves as the headquarters for the Henderson Police Department, downtown area patrol substation, 911 emergency dispatch call center, and public customer service operations.
An assessment of the building uses identified the need for additional building area, reconfiguration of various functional spaces, general floor/wall finish replacements, and replacement of above-ceiling HVAC components. For budgetary and operational logistics, work scope shall be phased to allow continuous occupancy during renovations.
Pre-construction services shall include active participation in the design process including constructability reviews; construction cost estimates at 90% and 100%; system and unit price costing for subcategories of work; advice; project analysis and feedback regarding materials, methods, systems. Services also include schedule development, descriptions of long lead time items, analysis and expertise relating to labor and other conditions affecting construction and subcontractor selection for development and construction of the Project. CMAR to assist in all ways possible to achieve the project goals. At the completion of design, the CMAR shall follow Nevada Revised Statute (NRS) requirements for delivering a Guaranteed Maximum Price.
The construction estimate range for the first phase is $3,000,000-$6,000,000 with future-phase budgets to be determined. Nevada State Prevailing Wage Rates will apply.
