There is significant delamination, shrinkage, map, and reflection cracking throughout the boat house topping slab. The topping slab is typically 4" thick and was meant to be a bonded overlay on the structural slab which was placed over PCPT slab units on a pile cap system. At the time of pour a poor mix design was selected and significant shrinkage cracking was immediately evident. In short order the bond between topping and structural slab failed, water intrusion lead to further delamination and damage. This contract will be for the careful demolition and removal of the current topping slab, and the replacement in kind with an approved mix design.
There are utilities within the slab which are shown on the as-builts but may not be marked by the owner in the field - the contractor will be responsible for identifying approximate locations of them and performing demolition carefully to avoid damaging them. There are time of year restrictions to avoid hard environmental conditions that could negatively impact the curing of the new slab. The building will also remain occupied throughout construction. Due to those two factors the project has been split into multiple phases to provide access at all times to critical doors for users, and avoid the warmest time of the year.
