UNT Health Frisco Inspire Park Phase 1 Renovation
This document is being issued to answer questions that have been submitted as follows:
1) Page 28 of the RFQ mentions Telecommunication Infrastructure Standards, can you
share where these are located for review?
ANSWER: Yes, that document is attached.
2) An anatomy lab is mentioned along with simulation Will this be a virtual lab (an
anatomage table/sectra/or hollow lense), cadaver lab or combination of both?
ANSWER: Mostly cadaver lab, but we will be reviewing and possibly installing
virtual aspects.
3) Are you planning XR Simulation spaces (Extended Reality) in which can include
Augmented, Mixed, or Virtual?
ANSWER: Mixed but will still depend heavily on Mannequin and physical exam
spaces.
4) Could you please confirm which project dates you would like included? Are you
requesting only the completion date or would you also like design and/or construction
start and completion dates provided?
ANSWER: Completion date is fine. Relevant timeframe of the project is what
we are trying to understand more importance of an exact start/end date of
phases.
5) Should we include one image per project, or is there flexibility to provide multiple
images?
ANSWER: There is flexibility within the page limit.
6) Page 5 of the RFQ notes that for this project “It is currently anticipated that the project
would need to be completed in May 2030.” Can you confirm if May 2030 is the target
complete date for Phase 1 only, or if this includes plans for future phasing initiatives
as well? If the latter, is there an anticipated move-in date for this renovation?
ANSWER: May 2030 is just for Phase 1.
7) What is UNT’s process for medical equipment planning and procurement? Will this
be included as part of the scope for the design professional, or does UNT plan to
coordinate this independently?
ANSWER: It will be the responsibility of the selected firm to assist in the
specification of equipment as required. Owner may have specific equipment
requirements while other cases, the consultant may be better equipped to
handle selection. Procurement assumptions should be documented as part
of the progamming process along with the appropriate budget related
decisions. Regardless of method – newly procured as part of project, Owner
procured outside of project, or potentially relocated, all will be required to be
documented and tracked throughout the process along with any unique
requirements.
8) Please share any budget information available for the project.
ANSWER: See Page 5 of the RFQ document, Item 5, Project Budget – “The
project budget has not yet been established”, but is anticipated to be in the
range of $20-25M. This will be established during the programming phase.
Once established by Owner, the selected team will be responsible for
employing strategies to ensure the budget is not exceeded during the
various project phases.
9) Is the Project fully funded?
ANSWER: Not yet – it is anticipated that design will begin in the coming
Fiscal Year with full project approval occurring at a later date.
10)Please expand on the type of Anatomy lab to be built.
ANSWER: This is anticipated to be mainly cadaver lab requiring all the
appropriate environmental controls necessary for preservation. The
campus may explore additional requirements for virtual instruction.
11)Is there any FF+E scope of work for the Design Team in this project?
ANSWER: Yes. Furniture and equipment specification should be anticipated
as well as identification of all equipment during programming and design
regardless of procurement methods required.
12)Please elaborate on the project schedule UNT stated completion May 2030. Are
there circumstances that are challenging the projects schedule we should know
about?
ANSWER: Not that we are currently aware of at this time.
13)Are BIM drawings available and code information for the Inspire Park Building and
20,000 sf space to be use?
ANSWER: A full set of coordinated BIM drawings do not exist for the facility.
For the most recent renovation a partial BIM model was developed to assist
with coordination in specific, highly impacted areas. A code analysis was
also performed. It will be the responsibility of the selected design firm to
supplement and verify any Owner provided information and determine how
this project will impact existing conditions. The exact areas and extent of
renovation will be determined during the programming phase.
14)Please provide Exhibit A referred to in the RFP.
ANSWER: If referring to Page 40 of the RFQ document, Exhibit A is part of
the Sample Contract in which Scope of Services will be determined during
Programming phase.
15)Please confirm the expectation for LEED Certification.
ANSWER: Project will not be a LEED certified project.
