REQUEST FOR QUALIFICATIONS (RFQ) [06/12/2025]
Construction Management Services RESPONSIVEED ARKANSAS
The purpose of this Request for Qualifications (RFQ) is to gather information from selected construction managers that may be used by RESPONSIVEED ARKANSAS to determine firm(s) that will be utilized for construction management on future building projects.
Construction professionals are expected to have experience in new construction projects as well as renovations and upgrades of existing buildings and sites.
The construction manager will provide bid package development, pricing (guaranteed maximum price), subcontractor pricing and selection, scheduling, project coordination, construction, project closeout, and warranty. The construction manager provides the client with an extensive range of pre-construction and construction-related services and solutions for projects of varying scope, budget, schedule, and complexity. Along with managing the complexity of each project, the construction management professionals build long-standing relationships with clients and design professionals. The construction firm customizes services to fit each client’s needs and requirements.
The selected Construction Manager will be responsible for the following projects:
Project Overview Installation of Bollards:
• Installation of 54 pipe bollards.This includes 4 bollards that will feature handicap signs, which are to be removed from the sidewalk and installed in the bollards.
Installation of Security Film:
• An 8mil clear security film applied to all panes at door level and lower.
Installation of Walls and Doors:
• Removal of two roll-up doors on the east and west sides of the gym.
• Frame in with fire-rated walls where the roll-up door was removed, specifically on the west side of the gym.
• Installation of one 6070 fire-rated security door with slim light windows and hardware.
• Installation of two partition walls in the storage room in the gym, including one 3070 door and hardware.
• Paint all new walls to match existing finishes.
Upstairs Boys Bathrooms:
• Demo existing stick-down tile flooring.
• Install a floor drain.
• Install epoxy flooring to create a slope toward the floor drain.
Aluminum Storefront Hardware at Southwest Entrance:
• Remove the maglock system.
• Install panic bars with access control wiring.
Additional Projects:
Please note that there may be additional special projects assigned as needed throughout the duration of the contract. The Construction Manager should be prepared to accommodate these potential assignments as they arise.

WRITTEN RESPONSES SHOULD INCLUDE:
1. A letter of introduction, signed by an officer or principal of the firm with contracting authority. Include an email address. This address will be used by the School District for all communication related to the selection process.
2. Firm profile to include office location, size, and current workload in relation to firm capacity.
3. Specific project experience.
4. Experience with K-12 Public School Systems within Arkansas, and familiarity with policies and procedures of the Arkansas Department of Education — Facilities Division.
5. Key project team members.
6. Name and telephone number of the contact person for the project.
7. Projects currently under contract with state agencies or educational institutions.
8. Proof of current professional liability insurance coverage ($1,000,000 minimum required).
9. Proof of licensure or eligibility.
All firms shall be licensed in the State of Arkansas. The District welcomes proposals from firms with a diverse workforce, including women- and minority-owned firms and joint ventures including such firms. During the evaluation process, RESPONSIVEED ARKANSAS reserves the right, in the best interest of the school district, to request additional information or clarification, to perform reference checks, and to request a meeting with the Proposer, or to reject any and all proposals.

Written statements of qualifications and performance data will be considered if received by
**2:00 PM** on **[06/25/2025]** in accordance with A.C.A. 19-11-801 TO 19-11-805, seq. All respondents will be notified of the results by **EMAIL**, so please provide accurate contact information.
