General
1. The mandatory pre-bid meeting "Site Visit" at the Project Site has been changed to 1:00
P.M. (CT) on Monday, April 20th. No other changes to the timeline at the posting of this
addendum.
a. Site Visit. There will be a mandatory pre-bid meeting at the Project Site on Monday,
April 20th, 2026, at 1:00 P.M. (CT). Failure to attend for the duration of the meeting
will result in a Bidder's disqualification. Bidders visiting the Project Site shall be
responsible for their own safety and should bring their own PPE for the visit.
2. The Proposal requires a lump sum price and unit cost for the bid as detailed on the attached
exhibit instructions for the base bid, the alternate A, and the total of the two components.
The Contractor shall also submit a unit cost for bid items. The unit costs must be
completed and signed on the attached exhibit.
3. Port KC owns the rail spur located on the site. The Contractor shall meet and comply with
recognized industry standards while working around rail. However, additional insurance for
rail is not required.
4. The project site is located across from the Downtown Airport (Kansas City Wheeler Field)
and lies within the airport glide path. The current FAA-approved maximum height at the site
is 65 feet, measured from the top of the existing load cell. If the Contractor's means and
methods of construction require additional height clearance, the Contractor shall be solely
responsible for obtaining and submitting all required FAA permits, fees, and approvals
necessary to secure such clearance. This requirement includes, but is not limited to,
compliance with FAA Part 77.
5. Traffic control is not required on this project. However, all phasing and coordination must be
reviewed and approved by Aaron Khouri as this will remain an active site. Contact
information is provided on cover sheet of plans. No additional payment will be made for this
coordination.
6. All construction activities and site access shall be coordinated with Aaron Khouri and
Maitland Mehlhaff. The site will remain active throughout construction, and diligent
coordination is essential to avoid operational disruptions. Typical terminal hours are 8:00

a.m. to 4:00 p.m., Monday through Friday. With prior written approval from the parties listed
above and in accordance with the Contract Documents, the Contractor may request for
approval additional working hours.

REQUIRED CONTRACT PROVISION
Unit Bid Prices
As the Proposal requires a lump sum price for the bid covering the entirety of the Scope of Work to be
Performed. The Contractor will also submit a unit cost in this required contract provision on each item the contract
requires. Even though the bid item is a lump sum price, the Engineer will adjust the lump sum price by any increases
or decreases in the quantities shown in the Unit Cost List. To calculate the adjustment, the Engineer will determine
the overrun or underrun quantity for each item. The Engineer will multiply any overrun or underrun quantity by the
unit cost the Contractor furnished below. The Engineer will increase the lump sum price by the cost of any overruns
and decrease the lump sum price by the cost of any underruns. The Engineer will only negotiate or receive new prices
if such items were not identified in the original Unit Cost List.
The Secretary may reject this Proposal if the Contractor fails to complete the "Unit Cost List" and fails to
submit this provision with the Proposal. The sum of the product of the unit cost below times the plan quantity (the
calculated extended unit price) shall equal the project lump sum price submitted on the bid item sheet. If there is a
discrepancy between the sum of the calculated extended unit prices and the lump sum written on these pages, the
calculated extended unit prices will be used to determine the Contractor's bid.
