QUESTIONS WITH RESPONSES IN RED
1. Are you requesting a full tear-off and replacement of the existing TPO roof? Existing
system is to remain. New membrane shall be adhered to the prepared existing
membrane using two-part adhesive applied in a splatter pattern.
2. Will the roofer be permitted to visit the property to perform an inspection and obtain
accurate measurements? A mandatory pre bid meeting was held on site on 4/13
and potential bidders were allowed to measure.
3. If access is allowed, what dates are available, and who should he contact to gain
entry to the roof? A mandatory pre bid meeting was held on site on 4/13 and
potential bidders were allowed to enter the roof area.
4. I received the project manual from there. Are there any drawings?
The entire RFP package including bid requirements, specifications and project
manual is located on the city’s website at www.duluthga.net
5. Is GenFlex Roofing Systems an approved alternate manufacturer for this project?
No.
6. Please confirm the laydown area for the dumpster and material storage
It is anticipated that the materials will be loaded directly on the roof within one
day. One 20 x 20 area will be designated for laydown near the generator.
7. Please confirm that the service side of the building which includes the loading dock
door can be blocked for crane usage. Yes. This area can be blocked for one day at
the beginning of the job and one day at the end of the job.
8. Please confirm the scope of work requirements for the existing lightning protection
system. Contractor must engage a reputable vendor to remove and reinstall the
existing system.
9. Please confirm that the new field membrane is to be 115 mil fleeceback TPO
membrane adhered directly to the existing roof surface. Confirmed. The chosen
manufacturer must provide a 20y warranty with these conditions. Basis of
design is Carlisle.
10. Please confirm requirements for security/screenings of our workforce? Ex.
background checks, etc. No security screening is required. However, the
contractor must confirm that it is currently registered and participates in the
federal work authorization program to verify information of all new employees
pursuant to O.C.G.A. 13-10-91(b).
11. What are the allowed working hours? The work hours are Monday through Friday
8:00 am to 5:00 pm and Saturday 10:00 am to 2:00 pm. Working is not permitted
on Federal or State holidays
12. Are employees allowed to use the building stairwell to access the roof? Yes. The
contractor will also be given electronic card access to use the elevator from the
basement to the third floor.
13. Please confirm the termination of the new membrane wall flashing at the existing
slate tile ridge. Similar to Carlisle Detail U-9A
14. On the 2 low roofs, please confirm the detail for the wall flashing against the main
building? It appears that the existing membrane wraps the brick ledger and runs
behind the brick. Similar to Carlisle Detail U-9
15. Are the contractors allowed to visit the property again for another view of the roof?
A mandatory pre bid meeting was held on site on 4/13 and potential bidders
were allowed to visit the site.
