QUESTIONS AND ANSWERS

I didn't see anything about a slab or crawlspace foundation.

Also, A general contractors license is needed for this project correct? not just a local handyman doing the work.

Permits or no permits? Are fees waived?

Will electricity come from the existing building? Is there room in the panel?

Is this a fiberglass shower or tile? It states water proofing but not a finish

  • The shower floor will need to be cut out and new concreate poured back and contoured so water will flow freely to the drain.
  • The bathroom floor and the shower floor and walls will need to be epoxy coated.
  • An additional breaker panel box will need to be installed for electrical.
  • No permits required.
  • The breakroom and the bathroom will be constructed on an existing concreate slab.
  • A general contractor's license is required.

BREAKROOM & BATHROOM IMPROVMENTS
GENERAL
The City of Sandersville water department is seeking bids for the construction of a new 12' x 30'
breakroom and a new 8' x 10' bathroom addition. All bids must be sealed and clearly marked.
"WATER DEPARTMENT BREAKROOM & BATHROOM IMPROVEMENTS"
The City of Sandersville will reserve the right to accept or reject any and all bids and act in
the best interest of the City of Sandersville.
SPECIFICATIONS:
Submit proposal to furnish labor, materials, supervision, and equipment necessary to
complete the breakroom and bathroom improvements.
Scope of Work
The work includes construction of a 12'-0" x 30'-0" breakroom and a 8'-0" x 10'-0"
bathroom inside the main shop, including associated carpentry, masonry, plumbing,
HVAC, electrical, finishes, and miscellaneous materials required for a complete
installation as described below.
1. Breakroom Improvements
* Construct new breakroom area, approximately 12'-0" x 30'-0".
* Provide 2x4 wood studs at 16 inches on center.
* Provide 2x8x12 pine ceiling joists at 16 inches on center.
* Install 1/2-inch sanded plywood on ceiling and walls.
* Install R-13 wall insulation and R-19 ceiling insulation.
* Install all plywood with one coat primer and two coats finish paint.
* Provide epoxy paint/coating on floor.
* Provide rubber base.
* Provide one 3'-0" x 6'-8" commercial steel door.
* Provide approximately 48" x 30" plexiglass window.
* Provide 10 electrical receptacles 6 -4' led lights in the breakroom area.
* Provide miscellaneous carpentry, trim, fasteners, and finish materials.

2. Bathroom Improvements
* Construct new bathroom area 8'x 10'
* Construct restroom walls with 8-inch cinder blocks.
* Provide 2x8 ceiling joists and ceiling finish materials.
* Provide one 3'-0" x 6'-8" commercial steel door.
* Provide restroom plumbing work, including rough-in and trim-out for fixtures
shown in the concept layout.
* Provide shower curtain.
* Provide handicap grab bars, toilet and sink.
* Provide bath exhaust fan.
* Provide led can lights in the restroom area.
* Provide epoxy paint/coating on floor and shower walls.
* Provide miscellaneous restroom carpentry and finish materials.
* Provide painting for interior and exterior walls of bath.
* Provide washer & dryer connections to the outside back wall of bath.
3. Mechanical, Electrical, and Plumbing
* Provide plumbing improvements associated with the restroom and shower.
* Provide electrical improvements for lighting, receptacles, restroom exhaust fan, and
general room power.
* Provide and install 1-ton mini-split heat pump system.
* Provide related rough-in, connections, and miscellaneous materials required for a
complete installation.
CONTRACTOR'S RESPONSIBILITY
Nothing in these specifications shall be construed as placing the work under the specific
direction or control of the Owner or relieving the Contractor from his liability as an independent
Contractor and, as such, he shall be solely responsible for the method, manner and means by
which he shall perform his work, including, but not limited to supervision and control of his own
personnel and scheduling of the work required to insure its proper and timely performance and
he shall exercise due care to prevent bodily injury and damage to property in the prosecution of
the work.
It shall be the responsibility of the contractor to verify all quantities and measurements prior to
bidding. No change orders will be accepted due to differences in the bid packet measurements
and the number of materials required to complete the scope of the project.
Until the work is accepted, it shall be in the custody and under the charge and care of the
Contractor, and he shall take every necessary precaution against injury or damage to the work by
the action of all the elements, or from any other cause whatsoever. The Contractor shall restore

and make good at his own expense all injuries or damages to any portion of the work before its
completion and acceptance. Issuance of any estimate or partial payment to the Contractor for
any part of work done will not be considered as final acceptance of any work.
The Contractor agrees to assume and shall have full and sole responsibility for compliance with
all Federal, State or Municipal laws and regulations in any manner affecting the work to be
performed by the Contractor or subcontractors.
BID SUBMITTAL
Bids will be lump sum and include all cost of labor and materials to include delivery to the point
of destination. The bids will be evaluated and awarded based on several factors to include cost,
availability, suitability and quality.
1. Bids will be received until 3:00 p.m. on September 30TH ,2026 at which time the bid
opening will take place - City Hall Conference Room, 141 West Haynes Street,
Sandersville, GA.
Any bids received after the deadline shall be null and void. The City of Sandersville
reserves the right to accept or reject any or all bids and act in the best interest of the City
of Sandersville.
2. All bids must be submitted in a sealed envelope clearly marked "Water Department
Breakroom & Bathroom Improvements" All shipping materials must be clearly
marked with the project name.
3. Three (3) copies of the bid as well as a copy of your bid estimate on a jump drive
with the required information must be submitted and received no later than above
date to:

2. Bid should state the start date and the work should commence within three months
after the bid award.
