ADVERTISED LEASE OPPORTUNITY FOR CONCESSION PROPOSALS AT Pinnacle Mountain State Park and/or Mount Nebo State Park

NOTICE OF INTENT TO ISSUE AN ADVERTISED LEASE OPPORTUNITY FOR CONCESSION PROPOSALS AT Pinnacle Mountain State Park and/or Mount Nebo State Park.
Arkansas Department of Parks, Heritage, and Tourism (ADPHT) is seeking proposals from operators interested in offering food and beverage, outdoor recreation equipment rentals, retail sales (including consignment opportunities), guide services, and/or other related amenities that enhance the visitor experience at both Pinnacle Mountain State Park and Mount Nebo State Park. Priority consideration will be given to submissions that demonstrate the ability to operate at both state parks under a unified management and business model while tailoring services to the unique visitor demographics, recreational opportunities, and seasonal demands of each park. Proposals submitted for facilities at either location will be considered for review.
Hours of operation are negotiable. The selected Concessionaire shall provide a percentage of gross sales (excluding sales tax and earned tips) to the Owner in exchange for a Concessionaire Lease Agreement at the Park. The concession lease area is located at Pinnacle Mountain State Park, 11901 Pinnacle Valley Rd. Little Rock, AR 72223 and/or Mount Nebo State Park 16728 W State Hwy 155, Dardanelle, AR 72834.
A detailed Concession Lease Opportunity proposal package will be provided to interested parties, outlining the terms of the Concession Lease Agreement. Owner is committed to building improvements at the Pinnacle Mountain State Park Riverview Center, outlined in the detailed Concession Lease Opportunity.
Owner reserves the right to negotiate revenue share based on proposals received.
The deadline for submitting concession proposals for this Lease Opportunity will be 4:00 PM on July 24th, 2026. If State Parks does not receive qualified Concessionaire applicants, this solicitation may remain open beyond the initial date, until filled.
