DESIGN BUILDER (DB) FEE PROPOSAL

1. DB'S FEE:

Basis of Fee. The DB's fee is the amount, established by and agreed to by both parties, which is the full amount of compensation due to the DB as gross profit, and for any and all expenses of the Project not included and identified as a Cost of the Work, provided that the DB performs all the requirements of the Contract Documents within the time limits established. (See Article 4.1.1 of the General Requirements.) If applicable, the fees and costs should be broken down by each site within a multi-site project.

A. DESIGN CONSULTANTS FEE:

Design Consultants Fee. Representing the fee amount for basic design services and construction administration services provided by DB. Owner shall pay to DB a Design Consultants Fee:

B. PRECONSTRUCTION FEE:

Pre-Construction Fee. Representing the gross profit for the pre-construction consulting services provided by DB as set forth in Section 2, Parts 1 and 2 of the General Requirements, and as described in Paragraph 4.1.1.1(a), Owner shall pay to DB a Preconstruction Fee:

C. CONSTRUCTION FEE:

Construction Fee. Representing the gross profit for the construction services provided by DB as set forth in Section 3, Part 1 of the General Requirements, and as described in Paragraph 4.1.1.1(b) Owner shall pay to DB a Construction Fee.

2. DB'S PRECONSTRUCTION & CONSTRUCTION OVERHEAD COSTS and EXPENSES:

The DB's Overhead Costs. The maximum amount for the DB's Pre-Construction Costs and Expenses and Construction Overhead Costs are inclusive of all direct and incidental expenses are as described in Paragraph 4.1.1.2 .
