Description


The City of Mableton, Georgia, is seeking qualified contractors with demonstrated experience in commercial interior construction to provide services for the renovation and tenant build-out of Suite 136 located at 6116 Mableton Parkway SW. The project consists of the consolidation of two existing tenant suites into one unified space to support director offices and administrative staff operations.
The selected contractor will be responsible for delivering a complete, turnkey renovation, including demolition, construction of new non-load bearing partition walls, installation of doors, frames, and finishes, and modifications to mechanical, electrical, and plumbing systems. The work also includes exterior wall repairs, exit compliance improvements, and all necessary testing, inspection, commissioning, and project closeout activities. All work shall be performed in accordance with CSC Design Construction Documents Revision #1, and associated RFI responses. The building is classified as a Business occupancy, Type IIB construction, and is non-sprinklered, with no change in use.

Building Plan Review General Comments
1 It looks like all new walls in suite 136 go to roof deck. Is that correct?
R1 Walls should terminate approx. 4" above scheduled ceiling and be braced to structure as required. They should also be provided with 4" sound attenuation batting in all new stud walls. Refer to Revision #1 drawings sheet A-101 with wall type modifier "E" added (Revision #1).
2 Exterior slab at Exit 7 door on back of building is below the elevation of the existing Suite floor and does not meet life safety exit requirement. Does the concrete pad there need to be removed and poured to the correct elevation (see photo)?
R2 Due to the interior tenant finish floor being elevated approximately 3" above the door leaf / frame we have revised sheet AD-101 / A-101 / A-801 to indicated removal and replacement of the existing door and frame. New 3'-0" x 7'-0" door and frame to be installed with bottom of door / frame at tenant finish floor elevation. A new ADA threshold to be installed and modifications to rear concrete provided to provide a level exit.

R3 Yes please infill block wall with CMU to match existing wythe and paint to match adjacent color to extents feasible. Reference added note on A-101 (Revision #1).
4 Could the electrical meter be moved in Suite 136 to the exterior block wall where it would back up to the new electrical panel?
R4 We take no exception to this pending GC obtains approval from Landlord and electrical provider.
5 The existing sewer line has been camera'd and appears to be holding water (not provided with enough slope) and of a degraded cast iron construction. Recommendation is for replacement of cast iron pipe with new PVC with proper fall.
R5 Reference sheet P1.0 sanitary plan for revised note indicating replacement of this pipe.
