Alachua County intends to perform a phased interior renovation of the Sunrise Residence Inn, located at 2105 SW 14th Street and 2120 SW 21st Avenue in Gainesville, Florida, 32608. The County acquired the facility in 2024 and intends to modernize and refresh the property to extend its useful life, improve long term maintainability, and enhance the overall quality and functionality of the residential environment. While the structures remain serviceable, portions of the units and building systems require updating to address deferred maintenance, aging finishes, and performance limitations.
The renovation will be implemented in defined phases. Phase 1 will consist of eight residential units located at 2105 SW 14th Street in Gainesville, Florida, 32608, structured vertically with four units on the upper floor and four units directly below, along with select improvements to common and support areas within the building. This vertical alignment allows coordinated upgrades to shared plumbing, electrical, mechanical, and life safety systems while maintaining partial occupancy.
The scope of work is expected to include selective demolition; repair and replacement of finishes; upgrades to fixtures, appliances, and casework; and targeted improvements to building systems as required. Contractors should anticipate working within an occupied facility and must plan for proper sequencing, dust control, noise mitigation, temporary protections, and coordination with County staff and on site management. The County’s objective is to deliver durable, code compliant, and maintainable residential units rather than short term cosmetic improvements. Emphasis will be placed on quality of workmanship, constructability, and coordination across trades to minimize rework and operational disruption. Contractors with demonstrated experience in multi unit residential renovations, phased construction, and work within occupied facilities are strongly encouraged to respond.
Following completion of Phase 1, work will continue through the remaining apartments in both buildings. Future phases may be completed in groups of eight units similar to Phase 1, or the number of units may increase or decrease from phase to phase until all units in each building are addressed.

Gainesville is located 70 miles southwest of Jacksonville, 129 miles southeast of Tallahassee, 140 miles northeast of Tampa - St. Petersburg and 109 miles northwest of Orlando.
