Description: This phase of the project will renovate the existing Ladd school (28 residential units) and build four new residential buildings (56 units) on the site. The Gym will be renovated (it recently has been through a fire) and the Auditorium will be renovated as well. The rest of the TI spaces will be a warm core and shell (Food Hub, Office Space, Bookstore/Café, Clinic, Beauty Salon, Massage). This is a historic tax credit project, MHDC low-income housing tax credit project, LEED Silver and the project is targeting net zero energy.

Breakout pricing using the Straub Bid form. Please attach full estimate with Straub breakout form attached. Please review scopes of work narrative, bidders not following the scopes of work and incorrect bid form may be subject to disqualification from the project. Bid form will be issued in Addendum 1.

A pre-bid/site visit will be held at the above time. Meet in the back parking lot of school. Street parking will be available. Attendance is highly encouraged.
