D. The Work consists of the following:
The Work consists of new construction as follows. The project consists of the following
components:
a. Exterior & interior window and door replacement. With general scope as noted
below (refer to contract documents for additional details):
First floor: Demolition of all existing windows. Contractor to note that in some
areas (filter room, control room etc.) window removal will have to be done from
exterior side of building. Exterior doors and frames on east side of building
(exterior service corridor) to be removed and replaced as indicated on drawings.
Refer to specification sections 082220, 085413 and 087100 for door, window and
hardware basis of design products/manufactures. Adjacent interior finishes,
flashing systems and exterior finishes (siding and trim) that are affected by the
window/door replacement work are to be repaired with materials that are similar in
kind to the adjacent areas.
Second floor: Demolition of all existing windows & doors. All interior doors on
this floor to be removed and replaced as indicated on drawings. Provide interior
painting at all areas noted on plans and/or effected by scope of repair and
replacement work. Refer to specification sections 082220, 085413, 087100,
099113,099123 & 099600 for door, window and hardware basis of design
products/manufactures. Note specialty coatings will be required in filter room 209
and filter room corridor 208. Adjacent interior finishes, flashing systems and
exterior finishes (siding and trim) that are affected by the window/door
replacement work are to be repaired with materials that are similar in kind to the
adjacent areas.
Third floor: Demolition of all existing windows & interior window trim/panels.
Provide interior painting at all areas noted on plans and/or effected by scope of
repair and replacement work. Refer to specification sections 085413 &
099113 for window basis of design products/manufactures.Adjacent interior
finishes, flashing systems and exterior finishes (siding and trim) that are affected
by the window/door replacement work are to be repaired with materials that are
similar in kind to the adjacent areas.
Note (at all floors): The exterior window trim is to be replaced with Azek/PVC as
specified. Dimensions and trim profiles are to match existing. Contractor
responsible for field verification prior to demolition
2. The following trades and contracts will be associated with the work: demolition, interior
and exterior doors and windows, FRP frames & doors, door hardware, interior & exterior
paint, carpentry, sheet metal & flexible flashing and assorted support trades for the
window and door replacement work.

A. Project will be constructed under a single prime contract.
B. A separate contract for work in the adjacent areas is also anticipated, see Use of Premises
section.
1.5 OWNER-FURNISHED PRODUCTS AND/OR SERVICES
A. Owner-Furnished Products and/or Services:
On all Owner-Furnished Products and/or Services General Contractor will coordinate with
owner-hired vendor(s) to grant access and accommodate said vendor(s) ability to perform work.
General Contractor will be responsible for damage to any owner-hired vendor(s) products once
installed.
1.All new doors should match existing water department keying requirements.
1.6 USE OF PREMISES
A. General: Contractor shall have full use of premises for construction operations, including use of
Project site, during construction period. Contractor's use of premises is limited only by Owner's
right to perform work or to retain other contractors on portions of Project.
B. Use of Site: Limit use of premises to areas within the Contract limits indicated. Do not disturb
portions of Project site beyond areas in which the Work is indicated.
1. Limits: Confine constructions operations to area as designated on Drawings.
2. Driveways and Entrances: Keep driveways and entrances serving premises clear and
available to Owner, Owner's employees, and emergency vehicles at all times. Do not use
these areas for parking or storage of materials.
a. Schedule deliveries to minimize use of driveways and entrances.
b. Schedule deliveries to minimize space and time requirements for storage of
materials and equipment on-site.
C. Concurrent Work: Owner will perform the following construction operations at Project site.
Those operations will be conducted simultaneously with work under this Contract. Note: Same
criteria that was listed in section 011000-1.5 applies to concurrent work
1.7 COORDINATION WITH OCCUPANTS
A. Owner Occupancy of Building/Completed Areas of Construction: The GC must work around
the owners operations. The owner reserves the right to occupy portions of the building during
construction activities as the building serves critical 24 hour/7 day a week functions for the
town. The owner can install equipment in completed portions of the Work, prior to Substantial
Completion of the Work as required, provided such occupancy does not interfere with
completion of the Work. Such placement of equipment and limited occupancy shall not
constitute acceptance of the total Work.
1. Architect will prepare a Certificate of Substantial Completion for each specific portion of
the Work to be occupied prior to Owner acceptance of the completed Work.

2. Obtain a Certificate of Occupancy from authorities having jurisdiction before limited
Owner occupancy.
3. Before limited Owner occupancy, mechanical and electrical systems shall be fully
operational, and required tests and inspections shall be successfully completed. On
occupancy, Owner will operate and maintain mechanical and electrical systems serving
occupied portions of Work.
4. On occupancy, Owner will assume responsibility for maintenance and custodial service
for occupied portions of Work.
1.8 WORK RESTRICTIONS
A. On-Site Work Hours: Work shall be generally performed during normal business working hours
of 7:00 a.m. to 5:00 p.m., Monday through Friday, (in season), Saturday work allowable in off
season and/or as agreed upon by the Owner.
B. Existing Utility Interruptions: Do not interrupt utilities serving facilities occupied by Owner or
others unless permitted under the following conditions and then only after arranging to provide
temporary utility services according to requirements indicated:
1. Notify Owner not less than two (2) days in advance of proposed utility interruptions.
2. Do not proceed with utility interruptions without Architect's Owner's written permission.
C. Nonsmoking Building: Smoking is not permitted within the building or within 25 feet of
entrances, operable windows, or outdoor air intakes.
D. Site Access: Contractor must maintain access to all parts of the site at all times during
construction to facilitate Owner's operations and other construction activities.
1. Provide an unobstructed travelway to the public alley that is to the south of the
construction/project area
2. Coordinate with other Contractors as required for special requirements (i.e. oversize load
deliveries, collaboration of tie-ins, etc).
3. Travelway shall consist of a stable surface properly graded to drain away from surface.
Standing water is not permitted.
4. Provide a minimum 6" of compacted aggregate or other material approved by Engineer.
5. Maintain travelway to keep it free of large ruts, potholes or other deficiencies which may
prohibit reasonable use.
6. Surfaces which will remain in place as part of final work will require inspection and
acceptance prior to being covered. Mud, debris and other objectionable material must be
removed and base checked for proper compaction and grade.
1.9 SPECIFICATION FORMATS AND CONVENTIONS
A. Specification Format: The Specifications are organized into Divisions and Sections using the
50-division format and CSI/CSC's "MasterFormat" numbering system.
1. Section Identification: The Specifications use Section numbers and titles to help cross-
referencing in the Contract Documents. Sections in the Project Manual are in numeric
sequence; however, the sequence is incomplete because all available Section numbers are
not used. Consult the table of contents at the beginning of the Project Manual to
determine numbers and names of Sections in the Contract Documents.

2. Division 01: Sections in Division 01 govern the execution of the Work of all Sections in
the Specifications.
B. Specification Content: The Specifications use certain conventions for the style of language and
the intended meaning of certain terms, words, and phrases when used in particular situations.
These conventions are as follows:
1. Abbreviated Language: Language used in the Specifications and other Contract
Documents is abbreviated. Words and meanings shall be interpreted as appropriate.
Words implied, but not stated, shall be inferred as the sense requires. Singular words
shall be interpreted as plural and plural words shall be interpreted as singular where
applicable as the context of the Contract Documents indicates.
2. Imperative mood and streamlined language are generally used in the Specifications.
Requirements expressed in the imperative mood are to be performed by Contractor.
Occasionally, the indicative or subjunctive mood may be used in the Section Text for
clarity to describe responsibilities that must be fulfilled indirectly by Contractor or by
others when so noted.
a. The words "shall," "shall be," or "shall comply with," depending on the context,
are implied where a colon (:) is used within a sentence or phrase.

SECTION 012100 - ALLOWANCES
PART 1 - GENERAL
1.1 RELATED DOCUMENTS
A. Drawings and general provisions of the Contract, including General and Supplementary
Conditions and other Division 01 Specification Sections, apply to this Section.
1.2 SUMMARY
A. Section includes administrative and procedural requirements governing allowances.
1. Certain items are specified in the Contract Documents by allowances. Allowances have
been established in lieu of additional requirements and to defer selection of actual
materials and equipment to a later date when direction will be provided to Contractor. If
necessary, additional requirements will be issued by Change Order.
B. Types of allowances include the following:
1. Lump-sum allowances.
C. Related Requirements:
1. Divisions 02 through 33 Sections for items of Work covered by allowances.
1.3 SELECTION AND PURCHASE
A. At the earliest practical date after award of the Contract, advise Architect of the date when final
selection and purchase of each product or system described by an allowance must be completed
to avoid delaying the Work.
B. At Architect's request, obtain proposals for each allowance for use in making final selections.
Include recommendations that are relevant to performing the Work.
C. Purchase products and systems selected by Architect from the designated supplier.
1.4 ACTION SUBMITTALS
A. Submit proposals for purchase of products or systems included in allowances, in the form
specified for Change Orders.
1.5 INFORMATIONAL SUBMITTALS
A. Submit invoices or delivery slips to show actual quantities of materials delivered to the site for
use in fulfillment of each allowance.
B. Submit time sheets and other documentation to show labor time and cost for installation of
allowance items that include installation as part of the allowance.

C. Coordinate and process submittals for allowance items in same manner as for other portions of
the Work.
1.6 COORDINATION
A. Coordinate allowance items with other portions of the Work. Furnish templates as required to
coordinate installation.
1.7 LUMP-SUM AND UNIT-COST ALLOWANCES
A. Allowance shall include cost to Contractor of specific products and materials ordered by Owner
or selected by Architect under allowance and shall include taxes, freight, and delivery to Project
site.
B. Unless otherwise indicated, Contractor's costs for receiving and handling at Project site, labor,
installation, overhead and profit, and similar costs related to products and materials under
allowance shall be included as part of the Contract Sum and not part of the allowance.
PART 2 - PRODUCTS (Not Used)
PART 3 - EXECUTION
3.1 EXAMINATION
A. Examine products covered by an allowance promptly on delivery for damage or defects. Return
damaged or defective products to manufacturer for replacement.
3.2 PREPARATION
A. Coordinate materials and their installation for each allowance with related materials and
installations to ensure that each allowance item is completely integrated and interfaced with
related work.
3.3 SCHEDULE OF ALLOWANCES - (Based on final determination between CM and Owner)
A. ALLOWANCE NO. 1: Include the sum of $2,000 for purchase and installation of two (2) pipe
railing swing gates at the interior side of door opening 209/3 and as referenced on drawing
detail 2/A101, and as shown on sheet A601. Basis of design to be "PS Industries Self-Closing,
Flat mounted, Stainless steel safety gate - manuf. model #LSG-4050-304SW". Review of
equivalent product / manuf. shall be at the Owner's discretion as/if requested by the GC. Swing
gates to meet all applicable codes required and must be stainless steel and flat mounted.
General Contractor is responsible for any associated coordination required by other trades /
Sub-contractors as a result of the gate installation.
