U.S. GOVERNMENT - NOTICE OF INTENT TO NEGOTIATE LEASE RENEWAL OPTION IN NASHVILLE, TN



The U.S. Government currently occupies 26,833 ABOA / 30,858 RSF of office and related space in a building under a lease in Nashville, TN that will expire on 6/30/26. The Government intends to negotiate a renewal option for a 5-year term. The Government has a continuing need for this space for mission-related and economic reasons, and anticipates exercising the renewal option unless alternative space is economically advantageous.



In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure.

Additional Requirements:




  • The office space, elevator and the parking must be accessible twenty four (24) hours a day, seven (7) days a week.

  • The offered space must be for the exclusive use of the Government

  • Offered space shall not be located within 640 feet of any facilities identified by the Interagency Security Committee (ISC) as “hazardous materials transportation/storage facilities.” Examples of hazardous locations include facilities with potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as railroad lines transporting hazardous material.

  • Offered space shall not be located near Public Defenders, Immigration and Customs Enforcement, Probation Offices or other businesses or facilities deemed unacceptable by the tenant's Physical Security Unit (PSU).

  • Proposed spaces in close proximity to associated foreign powers identified in the National Security Threat List will not be considered.

  • Offered space shall not be located near day care centers, senior centers, schools, hospitals and religious/rehabilitation/social service centers.

  • Valet parking shall not be accepted as onsite parking.



Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as 100-year floodplain).



Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ).
