Kalaloch Apartments at Olympic National Park
Description of Requirement:
The project will be dedicated to the removal and abatement of asbestos containing materials, demolition of interior walls, finishes and furnishings, demolition of concrete slab to allow for sanitary waste piping replacement. Upgrade building systems including mechanical heating and ventilation, domestic water and sanitary piping, plumbing fixtures, electrical panel and branch wiring replacement. Repair the building envelope at areas of deterioration including roof replacement, siding restoration, repainting, window and door replacement, and gutter/downspout replacement. Install fire suppression system. Replace thermal insulation, interior wall partitions, interior finishes, and furnishings. Project will be constructed under a single prime contract. Option Item include improvements to the parking and walkways to the apartments to meet accessibility standards, seismically upgrade the apartments, and replacement of all residential appliances.

In accordance with FAR Subpart 36.204, the magnitude of this requirement is estimated:
$1,000,000 - $3,000,000.

The solicitation, plans, and specifications are expected to be posted on or about MAY 12th 2025 (this is a target date which may slip or change; if the solicitation is not posted on SAM MAY 12th, 2025, that is because the solicitation is not available for posting). The solicitation will be available for a minimum of thirty (30) calendar days once posted.

This is a Pre-solicitation Notice. The Solicitation will include information on how to obtain the plans and specifications. All responsible sources may submit a proposal to be considered by the Agency posted to the Federal Business Opportunities (FBO) website at https://www.SAM.gov. The contracting office will not provide hardcopies or email copies of the solicitation.
All interested offers MUST have an active vendor record in SAM.gov, be a small business under the identified NAICS code and NOT have any exclusion such as a delinquent federal debt or debarment.

SYSTEM FOR AWARD MANAGEMENT (SAM): Federal Acquisition Regulations require that federal contractors register in the System for Award Management (SAM) database at https://www.sam.gov and enter all mandatory information into the system.
