1. PROJECT OVERVIEW

This requisition is for the installation of a complete HVAC system within the drywell structure at the 27th & Chase facility. The work includes mechanical, electrical, structural, and controls integration in a high-risk, gas-prone wastewater environment.

All work shall comply with OSHA, IDEM, NEC, and applicable local/state codes, including hazardous location requirements.

2. SCOPE OF WORK
A. HVAC EQUIPMENT INSTALLATION

Install (1) 5-ton air handler unit with electric heat kit (equipment provided by Gary Sanitary District)

Install (1) 5-ton condenser unit (provided by Gary Sanitary District)

Full system integration and operational setup

B. ELECTRICAL INSTALLATION

Install dedicated 50-amp circuit for air handler heat kit

Install 30-amp electrical service for condenser unit (120/24/240 VAC)

Provide and install:

Electrical disconnects

Breakers

Safety shutoffs

Control transformers and wiring

All electrical components shall be:

Explosion-proof / hazardous-location rated (NEMA compliant)

Suitable for environments containing:

Hydrogen Sulfide (H₂S)

Oxygen-enriched atmospheres

Lower Explosive Limit (LEL) gases

Carbon Monoxide (CO)

C. MECHANICAL & REFRIGERATION WORK

Install refrigerant line set, including:

Proper sizing

Insulation

Protection and routing

Install condensate drain system, including:

Proper slope

Corrosion-resistant piping

Safe discharge routing

D. CONTROLS & THERMOSTAT

Install Wi-Fi-enabled thermostat (provided by Gary Sanitary District)

Complete:

Low-voltage wiring

Control integration

System programming and commissioning

E. FRESH AIR INTAKE SYSTEM

Install dedicated fresh air intake:

Routed to exterior

Properly sealed and protected

Designed to prevent gas infiltration

F. STRUCTURAL & INSTALLATION COMPONENTS

Equipment mounting and installation including:

Bracketing

Anchoring systems

Vibration isolation

Perform masonry penetrations as required

Seal and reinforce all penetrations per code

G. ROOF & DEMOLITION WORK

Remove (2) existing RTU units

Close and seal existing roof curb openings:

Weatherproofing

Structural integrity restoration

H. STARTUP & COMMISSIONING

Complete full system startup and testing

Verify:

Cooling performance

Electrical operation

Control functionality

Provide commissioning documentation

3. ENVIRONMENTAL & SAFETY REQUIREMENTS

This project is located in a classified hazardous wastewater environment, including drywell and wet well areas.

A. HAZARDOUS LOCATION REQUIREMENTS

All equipment and electrical components must meet:

Explosion-proof standards

NEMA-rated enclosures for hazardous gases

Contractor must verify classification requirements before installation

B. OSHA COMPLIANCE

Confined space entry procedures required

Continuous gas monitoring (H₂S, LEL, O₂, CO)

Lockout/Tagout (LOTO) required

PPE for hazardous atmospheres mandatory

C. IDEM REQUIREMENTS

All work within drywell and wet well environments must comply with:

Indiana Department of Environmental Management (IDEM) standards

Contractor must ensure:

No contamination of wastewater systems

Proper handling of condensate and drainage

Protection of process integrity

4. CONTRACTOR RESPONSIBILITIES

Provide all labor, supervision, tools, and incidental materials

Coordinate with Gary Sanitary District personnel

Maintain site safety and compliance at all times

Protect all existing infrastructure and systems

Remove debris and maintain clean worksite

5. SPECIAL CONSIDERATIONS (CRITICAL)

This is a high-gas, volatile environment—failure to use proper rated equipment will result in rejection

System must be designed to prevent ignition sources

Downtime and disruption to operations must be minimized

All penetrations and installations must maintain gas-tight integrity

6. DELIVERABLES

Fully installed and operational HVAC system

Electrical and control system integration

Startup and commissioning report

As-built documentation (if required)
