Background

Current Roof Conditions
:
- The upper roof is an exposed fastener panel installed over steel purlins.
- 14+ years ago a coating system had been applied over the panels.
- Over time this coating has cracked open in places and has been repaired.
- This coating seems to have trapped moisture leading to rust, particularly at the fasteners.
- The panels themselves appear to be in good condition.
- Areas of the coating have peeled back
- There is some evidence of surface rust, but nothing to indicate the panels have been substantially weakened.
- The lower roof is a heavier panel, installed using a concealed clip, and is designed for low slope applications.
- The coating is in poor condition.
- Installation, materials, & colors must match materials used in Phase 1 (adjoining roofs) that were installed in Spring 2026 in a previous project
