The Project consists of but not limited to:
This project applies to all eight buildings within the development. 23 units are included in
the base scope. Within the units identified, the finish floor is to be replaced. In the
process of replacing the finish floor, the underlayment will be removed as needed to
receive the new flooring and expose any underlying structural deficiencies. The primary
cause of these deficiencies have been identified as water and termite damage in certain
units. Where damage is most severe, this includes replacement of the subfloor planking
and sistering of the joists which have been compromised. The objective is to achieve the
required flatness and an improved level condition for each floor. Where this cannot be
achieved by replacement of the underlayment alone, cementitious self-leveling
underlayment will be required. Scope includes limited wall finishing where framing was
exposed during the structural investigation. Some timber beams accessible through the
crawlspaces have been identified to receive epoxy repair for checking. Wood blocking
under an interior door jamb is included to mitigate defects in the original construction.
Scope includes abatement of any 9"x9" asphalt tiles containing asbestos.
