General Services Administration (GSA) seeks to lease the following space:

Additional Requirements:




  • Approximately 3,600 ABOA SF must be able to accommodate ceiling heights between a minimum of 12’0’’ and a maximum of 16’0’’.

  • The tenant agencies require a mix of contiguous and non-contiguous space. Offered space will be evaluated during the market survey tour and the determination to accept the space will be at the discretion of the LCO.

  • Offered space will be subject to a security assessment, as determined by the LCO.

  • The required reserved secured parking spaces must be located on-site, in an area with restricted access, as determined by the LCO.

  • If space is offered above the first floor, the offered building must have access to a minimum of two (2) elevators.

  • Offered building must be able to provide access to fiber optic networks.

  • Transit Accessibility: A bus stop shall be located within the immediate vicinity of the building, but generally not exceeding a safely accessible, walkable 2,640 feet from the principal functional entrance of the building.

  • Publicly available parking must be located within a walkable 2,640 feet from the principal functional entrance of the building.

  • The following space configurations will not be considered: extremely long or narrow runs of space, irregularly shaped space configurations or other unusual building features adversely affecting usage.

  • Offered space cannot be contiguous on the same floor with retail uses or co-located with mental health, rehabilitation centers (drug or criminal), or other social services. Additionally, the offered space cannot be co-located with entities engaged in the sale of alcoholic beverages (i.e. retail liquor establishments), cannabis and cannabis products, or firearms and related products, as determined by the LCO.

  • Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences.

  • Other typical and special requirements as called for in the Request for Lease Proposal package.



Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance (formerly referred to as “100-year” floodplain).

Expressions of Interest Submission Instructions/Requirements:



Please provide the following basic information and descriptions pertaining to the building you propose for consideration.



All submissions should include the following information:



(1) Name of owner;



(2) Age of building;



(3) Total existing gross square feet, and gross square feet per floor;



(4) Site plan depicting the building and parking;



(5) Floor plan and gross square footage of proposed space;



(6) Identification of on-site parking;



(7) Address or described location of building;



(8) Location on map demonstrating the building lies within the delineated area;



(9) Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property;



(10) Any information related to title issues, easements, or restrictions on the use of the building; and



(11) Provide expected rental rate per rentable square foot.
