NOTICE TO CONSTRUCTION MANAGERS
The Sheridan School District is soliciting responses from interested Construction Managers to provide professional services for the construction projects listed below using a “Construction Manager as Constructor with basis of payment as cost of work plus a fee with a Guaranteed Maximum Price” as the Project Delivery Method.
● East End Elementary School (approximately 66,000 square feet) located in Eastern Saline County to be completed by school year 2027-28
● Multiuse Practice Pavilion located in Sheridan to be completed in 2026
The Architect for the Project is Lewis, Elliott, McMorran, Vaden, Ragsdale & Woodward, Inc., 11225 Huron Lane, Suite 104, Little Rock, Arkansas 72211.
Professional services required: Bid package development, feasibility assessments, pricing (guaranteed maximum price), sub-contractor pricing and selection, scheduling, project coordination, construction, project close-out and warranty.
Written responses will be considered if received by 2:00 p.m., September 19, 2025 at the office of the Superintendent of Schools, Sheridan School District, 400 N. Rock Street, Sheridan, Arkansas.
Written responses will be evaluated by a School District team and selection shall be based on responses to the following:
1. Company history with proof of licensure in the State of Arkansas
2. Organizational chart for your company including experience of key personnel in Construction Management projects
3. Prior experience utilizing the Arkansas Department of Education Facility Partnership Program including the last three years project list
4. Specific project experience with square footage of project and price per square foot for the last three years
5. Proof of current professional liability insurance coverage including amount
6. Support staff and resources required to complete a project of this size
7. Current and projected workload along with expected timeline of proposed projects listed
8. Current maximum bonding capacity and rate
The board welcomes proposals from firms with a diverse workforce, including women – and minority – owned firms and joint ventures including such firms.
