REQUEST FOR PROPOSALS - RFP

For the Development of 211-213 South Main Street, City of Lexington, North Carolina

The City of Lexington in Davidson County, North Carolina (“City”) is pleased to release this Request for Proposals (“RFP”) for the redevelopment of a two-story structure at 211-213 S Main Street, Lexington, North Carolina 27299 (“Site”) into a mixed-use development that breathes new life in South Main and compliments the cultural and architectural heritage of the surrounding area. Please be advised that this is not a formal bidding process and the City is not soliciting bids, but rather seeking ideas and plans for consideration.

This document is an invitation for qualified development teams to present development concepts for review and consideration by the City. Proposals should outline how the development team intends to execute on the City’s goals for the Site and demonstrate their ability and commitment to do so. Responses to this solicitation are due no later than 5:00 p.m. on Friday, August 1, 2025.

The City of Lexington will host an open house at the Site for interested parties at 4:00 p.m. – 6:00 p.m. on Tuesday, July 15, 2025.

Submittals will be accepted via digital upload only to the link provided in the RFP document until 5:00pm on Friday, August 1, 2025.

Deadline for questions will be Friday, July 18, 2025, 5:00pm EST.

Answers to questions and any addenda issued will be posted to the link by Wednesday, July 23, 2025.

Issuance of this Request for Proposals does not commit the City of Lexington to award a contract, to pay any costs incurred in preparation of a proposal or to procure or contract for related services or supplies.

The City of Lexington encourages all businesses, including DBE, minority, and women-owned businesses to respond to all Requests for Proposals.

The City of Lexington reserves the right to waive any informalities, to reject any and all responses to the Request for Proposals, and to accept any responses which in its opinion may be in the best interest of the City of Lexington.
