The University of Iowa (hereafter, The University / University) located in Iowa City, Iowa, desires to obtain written proposals from qualified Vendors for to provide Fire Barrier and Smoke Sealing Services throughout the University of Iowa.
The awarded Supplier will be expected to service all areas of the University. This includes but is not limited to University of Iowa Hospitals, clinics, campus buildings, dorms, etc. The University does however reserve the right to issue multiple awards as needed. These services will be provided as needed and upon request.
Fire Stopping Barrier Repair
The University is seeking a qualified Supplier to repair fire stopping barrier to the original fire-resistance rating using specifically listed repair materials and methods, ensuring the integrity of the barrier is maintained by addressing any gaps, penetrations, or damaged sections with appropriate firestopping products and techniques, always following local building codes and manufacturer instructions.
Key aspects of the fire barrier repair requirements include but are not limited to:
  • Maintain original fire rating: Repairs must match the original fire rating of the barrier, using products tested and listed for fire-rated applications.
  • Proper patching materials: For holes or gaps, use specialized firestop patching compounds or systems designed to maintain the fire barrier's integrity.
  • Penetration sealing: Any penetrations through the fire barrier, like pipes or wires, must be properly sealed with firestopping materials appropriate for the type of penetration.
  • Large holes or breaches:May require removal of damaged sections and replacement with new fire-rated materials, including framing, and proper sealing around edges.
  • Above ceiling inspection: Would include but is not limited to inspection of items that should not be in contact with other trades above ceiling per NFPA.
Fire Stopping Barrier Management (Digital Documentation)
The University is interested in a digital fire stopping barrier management system that would be provided by the Supplier. An example of one of these systems would be Fieldwire. Fieldwire is currently used by University Hospitals. Other groups at the University may not have a current management system in place. The system will need to allow contractors to record what conditions they find, what the proper repairs are, and have pictures after the repair is completed. This would be best placed on a digital drawing that could also be date stamped and live on as a living document that the University would have access to or obtain copies of anytime, regardless of the status of this contract.
Smoke Sealing Inspection and Repair
The Supplier will be responsible for examining above ceilings at the wall condition on fire barrier or smoke walls to check for damage, wear, or improper installation, and then fixing any issues found to ensure they effectively contain smoke in the event of a fire. This typically involves inspecting for gaps, tears, detachment, and overall seal integrity, and repairing by replacing or reapplying the sealing material as needed.

Key requirements for smoke sealing inspection and repair include but are not limited to:
  • What is inspected: Above ceilings at the wall condition on fire barrier or smoke walls, including checking for damage, gaps, detachment, and signs of wear and tear.
  • NFPA standards: Inspections and repairs must adhere to NFPA 101 guidelines.
