General Services Administration (GSA) seeks to lease the following space:
State: Vermont
City: Brattleboro
Delineated Area:
North - US 91 & RT 5 in North Brattleboro;
South – US 91 & RT 5 South Brattleboro;
West – US 91;
East – Connecticut River.
Minimum Sq. Ft. (ABOA): 2,332.00
Maximum Sq. Ft. (ABOA): 2,448.00
Space Type: Office

Full Term: 120 Months
Firm Term: 60 Months
Option Term: None
Additional Requirements:
1. Contiguous, above-ground space is required.
2. If space is not available on the first floor then the TAC must be located within 200’ of the elevators.
3. For effective space utilization, a minimum of 30’ (on-center) between
structural elements (columns, core, curtain wall, etc.) is required.
Additionally, for the efficiency of the layout, the following cannot be considered;
a. Narrow column spacing;
b. Atriums, light wells, or other areas interrupting contiguous spaces;
c. Extremely long, narrow runs of space;
d. Irregular space configurations; or
e. Other unusual building features.
4. Client agency’s normal hours of operation are 6:00 a.m. to 6:00 p.m.,
Monday – Friday.
5. Risk / vulnerability assessment of the property will be on a case-by-case basis.
Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain).
** Expressions of interest should include building name, address, 1/8" scale drawing of space offered, available ABOA square feet offered, estimated rental rate per ABOA square foot, Common Area Factor for available space, owner's name and address, and a writtten statement from the owner that the representative has legal authority to provide information on the property.
Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ).
