2.1 Scope. This contractor shall provide comprehensive landscape renovation for 500th Military Intelligence Brigade-Theater (MIB-T) at Building 1410 located at 1295 Pirowski Road, Schofield Barracks, Hawaii 96857. The project encompasses demolition of existing landscaping, site preparation, installation of new plant material, irrigation instlation, mulching, and a six-month maintenance period. The intent is to enhance the aesthetic appeal and functionality of the grounds surrounding Building 1410 and parking gate.



The Contractor shall cut the vegetation to a height within the range of two (2) to four (4) inches above ground level. In addition, trim the vegetation ground cover growing in or between rock outcrops and close to manmade structures such as fences, pipes, fire hydrants, utility poles, transformer boxes, dip tanks, etc., in conjunction with each cutting cycle.





2.1.2 Task Breakdown:



Phase 1: Demolition & Site Preparation (Estimated Duration: 5-7 Days.



Demolition: Removal of existing landscaping features in designated areas (front of Building 1410, sides of Gate 2, and around parking lot hedges).



Haul & Disposal: Responsible removal and disposal of all demolished materials in accordance with environmental regulations.



Ground Tilling: Thorough tilling of planting areas to a depth of 12 inches or less to improve soil aeration and drainage. Garden Tilling in Hawaii is a critical role in creating a nutrient-rich and well-aerated foundation for planting. Proper tilling improves soil structure.



Soil Amendment: Incorporation of new, high-quality topsoil into tilled areas to create a suitable growing medium. Quantity to be determined based on soil analysis (recommend conducting a soil test prior to amendment).



2.1.3 Phase 2: Plant Material. Installation (Estimated Duration: 7-10 Days)




  • Palm Tree Installation: Install eighteen (18) 25-gallon Palm Trees. Eight (8) trees will be planted in front of Building 1410, and ten (10) trees will be planted on the sides and in front of Gate 2.




  • Gardenia Installation: Install nineteen (19) 10-gallon Gardenias in designated planting areas.

  • Ti Leaf Installation: Install thirty (30) 3-gallon Red and Green Ti Leaf plants in designated planting areas.

  • Golden Eldorado Installation: Install eighty (80) 3-gallon Golden Eldorado plants in designated areas.

  • Blue Plumbago Installation: Install twelve (12) 3-gallon Blue Plumbago plants in designated areas.

  • Edging Installation: Install edging material (brick) around planting beds to define boundaries and provide a finished look.

  • Hedge Installation: Renovate hedges surrounding the parking lot. This includes pruning existing hedges to a uniform shape and size, or replacement with new hedging material if necessary (specify species if replacement is required).

  • Landscape Lighting Installation: Install twenty-two (22) landscape lighting fixtures to highlight building signage and newly planted trees. Electrical connections and wiring will be installed by a qualified electrician





2.1.4 Phase 3: Irrigation & Mulching (Estimated Duration: 3-5 Days)



Irrigation Installation: Install drip irrigation to deliver water to the planted crops using Netafim drip tubing and Schedule 40 PVC manifolds irrigation system to accommodate new plant material. This may include adding new sprinkler heads, adjusting spray patterns, and optimizing watering schedules.



The Contractor shall install the new irrigation system to provide adequate water to all plants and grass. To include a Drip irrigation system with adjustable flow rates, automatic timer.



Hydro Mulching: Apply hydro mulch to all newly tilled and planted areas to promote seed germination, retain moisture, and control erosion.



2.1.5 Phase 4: Final Inspection (Estimated Duration: 1 Day)



Project Walk-Through: Conduct a final inspection with stakeholders to ensure all work meets specifications and quality standards.



System Testing: Verify proper functioning of irrigation and landscape lighting systems.



2.1.6 Maintenance Phase (Duration: 6 Months)



Weekly Maintenance: Includes mowing, edging, weeding, pruning, and general cleanup of landscaped areas.



Plant Health Monitoring: Regular inspection of plant material for signs of disease, pests, or nutrient deficiencies.



Irrigation System Monitoring: Monitoring and adjustment of irrigation system to ensure optimal plant hydration.



Mulch Replenishment: Replenish mulch as needed to maintain adequate coverage.



Reporting: Provide monthly reports detailing maintenance activities and any observed issues.



The landscape maintenance includes providing continuous services in a professional, clean and neat appearance.



2.1.7 Deliverables:



Completed landscape renovation as described above.



Functional irrigation and landscape lighting systems.



Six months of routine landscape maintenance.



Monthly maintenance reports.
