The City of Upper Arlington is seeking proposals for an operator to provide café style concession services that would complement the community center that is scheduled to open in spring of 2025.
The City anticipates that the operator will provide an array of beverages and pre-prepared food options.
It is desired that the café will provide an array of high-quality, freshly made beverages and light food options to community center members, OSU Wexner Medical Center patients and guests. Examples of menu items may include the following, coffee, tea, hot chocolate, smoothies, pastries, pre-prepared foods such as sandwiches and salads. Menu should include options to support health, wellness and fitness items.
No cooking facilities will be permitted.
Vendors will be able to use equipment to warm food, but a commercial hood and exhaust system will not be available.
Unlike most community center vendor opportunities, this location is in the heart of a vibrant commercial district.
The café is located on the first floor at the main entrance and available to the general public and facility customers. Located adjacent to the café is an indoor playground, exercise area, child watch, aquatics, lounge, and seating area.
The city estimates that there will be an average of 1,400 daily users of the services in the community center.
The site is immediately adjacent to the Kingsdale Shopping Center.
Kingsdale is a 210,000 sf multitenant shopping center with 7 food and beverage operators, including Chipotle and First Watch, and a 114,000 SF Giant Eagle Market District.
The cafe will be immediately across the street from a new Old Bag of Nails Pub.
The café sits within 300 feet of a Starbucks and Jimmy Johns located on Tremont Road.
The café is on Tremont Road which as an ADT of 8,095.
Market demographics for the site are very strong.
For example, within 1 mile of the site, there are 12,500 residents with an average annual household income of $169,000.
