Scope of Work: Electrical Review of Critical System Operations & Breaker Panels
Project Overview
This project involves a comprehensive electrical assessment of all critical system operations equipment and breaker panels throughout a 33-story commercial office building. The goal is to ensure system reliability, code compliance, and identify any potential safety or operational risks.
1. Objectives
• Evaluate the condition and performance of all electrical panels and critical systems.
• Identify deficiencies, code violations, or safety concerns.
• Provide recommendations for corrective actions or upgrades.
• Support future planning for maintenance or capital improvements.
2. Systems & Equipment to be Reviewed
• Main switchgear and distribution panels
• Automatic Transfer Switches (ATS)
• Emergency and standby power systems (including generators and UPS)
• All electrical breaker panels on each floor
• Critical systems such as:
o Fire alarm systems
o HVAC controls
o Elevator systems
o Life safety systems
o Data center/server room power
o Lighting control panels tied to emergency systems
3. Tasks and Deliverables
Pre-Assessment Phase
• Conduct a kickoff meeting with building management and facilities staff.
• Review existing electrical drawings, panel schedules, and maintenance records.
Field Assessment
• Visually inspect all breaker panels and critical system components.
• Verify labeling, load balancing, and breaker sizing.
• Check for signs of overheating, corrosion, or physical damage.
• Use thermal imaging to detect hot spots or overloaded circuits.
• Test ATS functionality and generator integration.
• Confirm grounding and bonding integrity.
• Document any code violations or safety hazards.
4. Reporting
• Provide a detailed report including:
o Observations and findings
o Photos and thermal images
o Code compliance issues
o Risk assessment
o Recommendations for repairs, upgrades, or further testing
o Include a prioritized action plan with estimated costs.
5. Assumptions
• Building access will be provided during normal business hours and/or scheduled after-hours as needed.
• Electrical rooms and panels are accessible and not obstructed.
• No live testing beyond thermal imaging will be performed unless otherwise approved.
