The City of Woodstock (the “City”), through its Economic Development Department, is seeking
proposals from experienced and innovative businesses or entrepreneurs to lease and activate the
Sheriff’s House space located within the historic Old Courthouse Center on the Woodstock Square.
This iconic location offers an unparalleled opportunity for a restaurant, brewery, or entertainment
destination.
The City is seeking tenants whose uses align with the vision to enhance the historic charm and
economic vitality of Downtown Woodstock. Proposals should detail how the tenant will integrate the
space into the community through innovative concepts, thoughtful design, and operational excellence.
The City’s preference is to lease the entire Sheriff’s House space to a single tenant, or single operator
with multiple concepts or tenants, to ensure cohesive operation and activation of the historic venue.
The City may, at its sole discretion, consider proposals from multiple tenants seeking to lease
portions of the space, provided that such proposals align with the overall vision for the Old
Courthouse Center and contribute to the economic vitality of Downtown Woodstock. Any proposal for
partial occupancy should clearly define the specific area(s) requested, the intended use, and how the
tenant plans to integrate with potential co-tenants to maintain a seamless experience for visitors and
patrons.
The Sheriff’s House is a historic space offering a total of 5,784 square feet distributed over three
levels, plus an outdoor patio.
• Second Floor: 2,058 SF (Bar and seating areas, original jail cells)
• First Floor: 1,006 SF (Bar and seating areas)
• Commercial Kitchen: 744 SF (First floor)
• Lower Level: 1,976 (Bar, brewery, equipment, original jail cells)
• Outdoor Patio: ~1,200 SF
The lease rate for the space is $13/SF NNN, with CAM charges of $5.70/SF, which include property
taxes, and common area utilities and maintenance.
