Description
The Department of Veterans Affairs (VA) is seeking to lease a minimum of 7,500 to maximum of 7,874 of American National Standards Institute/Building Owners and Managers Association (ANSI/BOMA) Office Area (ABOA) square feet (10,125 -10,631 RSF) of contiguous space for use as a Community Based Outpatient Clinic (CBOC) within Blount County in Maryville, TN. Only existing buildings will be considered. However, the VA will consider space located in a one story stand-alone existing building as well as a ground floor location in a multi-story office building or within a strip mall/shopping center setting. There must be access to the leased space beyond routine office hours (before 8:00am/ after 4:30pm and on weekends). A minimum of 70 on-site parking spaces are required (of which, 3ea handicapped) near the building entrance.
Consideration will only be given to a quality building of sound and substantial construction with the ability to meet all current federal, state, and local government building codes and regulations including, but not limited to, fire and life safety, accessibility, seismic, sustainability, zoning, and OSHA standards per the terms of the Lease. A fully serviced firm-fixed priced lease term up to 10 years will be considered. The space must be available for occupancy by October 1, 2026, and must be located outside the 1-percent-annual chance floodplain formerly referred to as 100-year floodplain.
ONLY EXISTING SPACE WITHIN OR FRONTING ON THE FOLLOWING BOUNDARIES IN MARYVILLE, TN WILL BE CONSIDERED:

Potential offerors shall thoroughly and completely read all documents in the solicitation package accompanying RLP 36C24924R0100. Offers are due August 18, 2025, 3:00 pm Central Standard Time.
Question Submission regarding RLP 36C24924R0100 shall be submitted via email only to the Contract Specialist (CS) no later than August 4, 2020, 3:00 pm Central Time. No questions or requests for clarification will be accepted via phone. The CS will issue an amendment to the RLP no later than August 11, 2020, 3:00pm Central Time addressing all questions. If no questions are received, no amendment will be issued.
