The Work includes but is not limited to the following:
Contractor shall provide labor, materials, equipment, and incidentals as necessary for hard and soft floor covering, base, tile & stone for walls and counters. Work may be part of facility restoration, remodel, reconfiguration, new work, mitigation of hazards, removal of finishes and maintenance related work. This contract does not include work for asbestos containing materials (ACM). The work areas are located at Seattle-Tacoma International Airport, and surrounding Port facilities and properties.
The contract will be awarded for an estimated amount not to exceed $350,000, which excludes Washington State Sales Tax.

1. Bid: Having carefully examined the Contract Documents titled:
a. SW-0322927 - Flooring and Wall Covering Unit Price Portwide 2026 Project Manual
Contractor bids to furnish all the labor, materials, equipment, superintendence, insurance,
performance bond, payment bond, safety requirements, personnel badges and other
accessories and services necessary to estimate, perform, and complete all of the work
required by and in strict accordance with the above documents and the implied intent thereof,
for the dollar values and mark-up percentages as identified in the following Schedule of Unit
Prices. Contractor shall allocate overhead, insurance, fees, profit and all project costs to Unit
Prices as deemed appropriate. All Contract costs shall be reflected in the Schedule of Unit
Prices. Reference Section 00 70 00 G-6.2 for information on loaded rates.
Following is a list of work disciplines and quantities that will be used for calculating a total
amount in order to determine the low Bidder. The methodology being utilized includes unit
quantities and/or weights that will be applied to the Schedule of Unit Prices supplied by the
Bidder. The Bidder shall write its loaded unit prices and extension calculations. After the bid
opening, the Port of Seattle will verify mathematical accuracy with respect to the extensions of
unit bid prices and the total bid price. The Contract shall be awarded to the lowest
responsible and responsive Bidder. The stated unit quantities will specifically not be a part of
the resultant Contract Documents. The Port does not represent or warrant to the Bidder that
the actual work provided under this Contract (if any) will be consistent with unit quantities or
weights that may be assigned by the Port for purposes of determining the low Bidder. On the
contrary, the actual work provided under this Contract (if any) may vary substantially from the
unit quantities or weights assigned by the Port for purposes of determining the basis of award,
and the winning Bidder shall not be entitled to any adjustment in its unit prices as a result of
any variation - no matter how significant - between actual unit quantities and/or weights and
those used for purposes of determining the basis of award.

2. State Sales Tax: State or Local retail sales taxes have not been added to the Total Bid Price
stated above, except as may be provided for "Public Road Construction" in GC-04.11 of the
General Conditions, these Contract Documents.
3. Completion: The resultant on-call contract will last one (1) year, 365 calendar days, from the
official Contract award date, which is the date the Port of Seattle signs the Agreement, or until
the Contract amount is depleted, whichever comes first. This Contract contains an option to
extend the Contract time up to 12 months beyond the original Contract completion date.
4. Progress Payment Retention: In accordance with RCW 60.28.011, the undersigned elects
that, during the life of the Contract, the money withheld from Contract progress payments be
retained in the financial institution indicated below. Failure to indicate a choice shall be
construed as approval of Item (a).
a. A fund with the Port. (There is no interest with this option)
b. An interest bearing account with a bank which is listed on the State of Washington Public
Depositaries current list.
