General Services Administration (GSA) seeks to lease the following space:

Within the CBA of Muskogee, OK:
North: Starting at the intersection of Market Street and N. 7th, go east on Market Street to N. Mall Street, north on 4th Street, east on W. Martin Luther King Street, north into a business complex to Girard Street.
East: Starting east from Girard Street, go south on Main Street, east on Martin Luther King Street, South at the Union Pacific rail lines, east on Callahan St, north on Katy St, east on Dayton, south on N. C Street, east on Callahan St, then south on N. C Street again, west on E. Okmulgee Ave, south on S. Katy Street, to the intersection of S. Katy and W. Cincinnati Ave.
South: From the intersection of S. Katy Street, west on W. Cincinnati Ave, south on S. 6th Street, west on Elgin Street to W. 7th Street.
West: From the intersection of Elgin St and S. 7th Street, north on 7th Street to the intersection of N. 7th street and Market Street.

Additional Requirements:
1. Offered space must be within a walkable distance to the US Courthouse.
2. This office cannot be located within 900 feet of a school or day care facility.
3. The space will include LAN rooms, gun lockers, weapons cages, detention cage, office space, storage rooms, and office support space for employees.
Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain).
Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ). Interested Parties should provide the following information:

3. The rate per RSF for a full service lease with a tenant improvement allowance of $54.93 per
ABOA SF and a BSAC allowance of $12.00 per ABOA SF.
4. The name, address, telephone number and email address of the person authorized to show
the space to the Government representatives.
5. Floorplan identifying the space
6. Name, address, telephone number and email address of the building ownership
7. A description of additional tenant concessions offered, if any.
8. The column spacing within the building and the available space.
9. The minimum finished ceiling height within the building and the available space
